About this House

Laundry room has new dryer, newer washer and storage. Storage room with wine racks and exterior door for easy access. Mudroom/side entry with coat rack. Each unit has its own fenced backyard. Shared off-street parking and plenty of on-street parking. Optional garage rental for additional storage ($75/mo). Regular yard and garden care, and water-sewer-garbage included in rent. Resident pays all other utilities. Landlord self-manages all aspects of the property, lives nearby and is very responsive. First month rent, $2,100 damage deposit, and any pet deposit ($300 per pet) due at lease signing (or with payment arrangement for deposits). Applications required for all residents 18 and older. $40 background/credit/rental history screening fee is charged by screening company upon application.

TERMS FOR THIS UNIT
The lease has a term of 12 months
The monthly rent is $2100-2175/month (depending on interest in garage)
A security deposit of $2100-2175 is required (depending on interest in garage)
An additional security deposit of $300 per approved pet is required
Water, sewer and garbage utilities, and yard care are included in the monthly rent
Tenant shall pay for gas heat, electric utilities and internet

RENTAL CRITERIA
No one rental criteria will necessarily cause a denial of tenancy. The combination of background, rental history, employment history and credit history/score will be considered in making a decision.

EMPLOYMENT HISTORY/INCOME:
To be considered you must provide your 2 most recent paystubs, and/or copies of government, pension, or valid program funding. If self-employed, you must provide signed copies of the last two years' tax returns and the last 3 months' bank statements.

Income history must cover the previous 12 months
Rent to income ratio: 30%
Debt to income ratio: 20%

CREDIT REQUIREMENTS:
We favor a positive credit history with:
No more than 2 delinquent payments over the last 24 months
No accounts in collection
No non-discharged bankruptcies
No money owing to a previous landlord
A credit score of 620+
At least 2 active accounts being rated to establish history

LANDLORD REFERENCES:
Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 12 months. Please note that you must provide contact information for the previous landlord(s), and previous landlord(s) must take or return our screening calls within 72 hours of application submission or we will move onto the next application.

CRIMINAL HISTORY:
Criminal history will be considered on a case by case basis, with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property.

COSIGNERS:
If you do not meet one or more of the above criteria, you may be able to qualify for this rental unit if you have a third party who will guarantee your lease. The guarantor must fill out an application, pass the screening process and have income and debt to income ratio sufficient to cover their expense and yours in event of default.

INSTRUCTIONS TO APPLY:
This unit cannot be rented sight unseen. You or a representative for you must view a unit with us before a deposit can be placed.

Each person 18 and older who will be residing in the home must submit the following:
Application filled out completely and truthfully.
$40 non-refundable screening fee charged by screening company.
Copy of current state or government identification.
Verification of all income such as check stub for the past two pay periods, and/or copies of government, pension, or valid housing program funding. If self-employed, provide previous two years' tax returns and previous three months' bank statements.

RENTER'S INSURANCE:
We require tenants to obtain a minimum of $500,000 coverage in renter's insurance and/or renter's liability insurance for losses to the property and personal items due to theft, fire, water damage, pipe leaks and the like. Tenants are required to provide proof of such insurance before move-in and over the duration of your tenancy.

PET POLICY:
Some types of pets may be considered for this rental unit. A "pet interview" is required.

SMOKING POLICY:
Smoking is prohibited within the building's rental units.
