Just a 5 minute walk up Cayuga St will take you to:
-The State Theatre, a venue that pulls national acts and tours on a weekly basis
-Top restaurants like Bickering Twins, Mia, The Rook, and Coltivare
-Pressbay Alley coffee, donuts, hand pies, and Lucky Hare brewing
-The Ithaca Commons and its dozens of restaurants and shops
-Great bars like Liquid State and The Westy
-The public library and its workspaces, makerspaces, and events
-Neighborhood playground around the corner

Wegmans is a 2 minute drive / 10 minute walk from the house. The whole Ithaca strip is instantly accessible from this location with a bike or car.

Kitchen is small (120sqft) but functional. Gas range, large fridge. Kitchen furniture (pantry) stays if tenants want it.

This house has a huge yard and dogs are welcome (no fees) with 2 caveats:
1. The yard is not fenced. We are hoping to add a fence in 2022 but cannot be sure it will be complete by August.
2. We must insist on a meet-and-greet with our two labs and your dog to ensure that everyone is going to be friends in the back yard.

This unit will be available in July for 12 month leases.
First months rent and security deposit required.
Heat is included in the rent.
High speed internet is available.
Street parking is free on Cayuga St.
No smoking inside the house.
Laundromat is directly across the street (20 feet away).

Some improvements are planned for Spring 2022 but can be deferred at tenants preference, including:
-Raising the bathroom ceiling 10".
-Adding a closet in rear bedroom.
