About this House

Clean 3 bedroom/2 BR+den (see Note at end) historic home with lots of character right in the middle of the wonderful town of Lyons. One of the first homes built in Lyons in the late 1800's, this home started as a mining cabin and has been added onto over the decades.
Quiet neighborhood close to schools and downtown Lyons, award-winning restaurants and shops. Lyons has lots of beautiful parks, walking and biking trails, the St. Vrain River with kayaking runs and a Polar Plunge in winter, and is close to County open space with hiking and biking trails.
Lyons has a great music scene, with multiple live music venues, open mics, and Planet Bluegrass all within walking distance of this home.
Plenty of on-street parking, lots of windows facing all directions giving lots of light, nice size deck facing south. Space for storage in basement and back hallway, space to garden outside.
Details: The additions and its age give this well-loved house its warm and quirky personality. Carpet in the extra large living room space and the front and side bedrooms, tile bathroom with a wonderful deep old style bathtub. Linoleum in the kitchen which has both open and closed cabinets, adding to the historic character. The addition has a king-size platform bed in the back bedroom with lots of storage underneath, with more storage in the back hallway where the washer/dryer hookups are. The back addition has laminate tile.
There is a lovely glass fronted bookcase on the wall in the living room, as well as a ceiling fan for hot weather.
Neutered cats and well-behaved, quiet dogs okay with deposit. Perfect for those with young children as the grade school is 2 blocks away.
Rent includes water, sewer, and electric. Heat, stove, (and a tenant supplied dryer) are all gas, with account created and paid by tenant. There are two internet providers in Lyons.
(Note: The back, narrow bedroom has a closet in the hall immediately adjacent to the bedroom. This means that it qualifies as a bedroom for HUD, but in Colorado we have to call this a 2 bedroom with den. Just to be clear!!)

Owner pays Town of Lyons for electricity, water and sewer. Tenant is responsible for paying for heating--gas forced hot air--and for acquiring and putting clean filters in the furnace monthly during heating season. There are washer and dryer hookups (gas dryer) where the tenant can put their own appliances. Gas stove and oven in the kitchen. This property is in a quiet (very quiet, at night) neighborhood with close-by pleasant neighbors. It is not a space for excessively loud music or parties. Tenants must follow fire laws from Boulder County. No smoking of any kind in the house. Pet policies depend on the type and number of pets.

    "I live in this area and it is sometimes shocking how beautiful and serene it is. Surrounded by national forests and trails, you can find stunning rock outcroppings, smooth rock rivers and fields of wild flowers. The community is respectful of privacy but extremely helpful if needed-- as witnessed in the floods. Lyons is a close 10 miles away with a vibrant art and music community and delicious restaurants. Estes park is about 15 minutes away, which is where Rocky Mountain National Park is. There is a ton of wildlife too. Definitely a slice of heaven. "

    "This is a friendly, spacious and laid back area two miles outside Lyons town limits, with large lots and privacy, yet only a half an hour from Boulder, and twenty-five minutes to Longmont."
