12 month lease. $1495 per month for a single occupant (preferred). In the unlikely event I allow a couple, rent is $2000 per month. (2 people produce far more noise as well as "wear and tear" on a space than one.) Credit Check & Criminal/Background Check are required for each prospective tenant. First month's rent plus one month's rent as Security Deposit payable via Zelle up front. Each new month's Rent is due via Zelle by midnight on the last day of current month. Late rent incurs a $100 fee per day. Rent more than 3 days late triggers Immediate Exit. No smoking. One driveway parking spot is included - suitable for one Sedan, SUV or Van - not suitable for a pickup truck or commercial vehicle. No 2nd vehicle is allowed to be squeezed into parking space - e.g. motorcycle would need to park on street. In the event, tenant does not have a vehicle, no rent discount is offered and use of the parking space reverts to me. I may choose to rent it out. Split gas, electric and internet 50/50 - unless your use of gas and electric increases the monthly bill by greater than 10% above what I paid as a single tenant. I will share actual bills if that issue arises so you see your impact. Reasonable water and garbage service are included in rent. Quiet time is 10 p.m. daily. Again, no Pets.

Fit, active, just retired, progressive, Boomer. I ski, golf, garden and fix stuff. 18 lb. dog is super friendly, but also a good watchdog. Previous tenant is 30 year old, fully remote Coder who lived here one year.
