About this House

Walk throughs on the weekend and after 5pm during the week.

Move in date after November 16th.

Great family home in Menifee! It is 988 sq feet (inside), with two bedrooms, two bath. It does have a working fireplace, dishwasher and stove as well as laundry hookups in the garage. The garage is two car with plenty of street parking space if needed. Central air and heating. We are a two minute walk from the Salt Creek trail as well as 5 min drive to Sprouts and many restaurants. We are about 7 minutes from the Menifee plaza. The street is quiet and safe, with mostly young families. It is NOT located in a 55+ community.

1. Only complete applications will be considered. Make sure to submit all required documentation with rental-application (which I will send if you are interested).

2. Monthly rent: $2200

3. Deposit: $2200

4. 1 year lease

5. All persons 18 years of age or older will be required to complete separate rental applications.

6. A credit report will be completed to all adult leaseholders to verify credit worthiness. we will also perform a search of Landlord/Tenant Court records and a Criminal Background check.

7. Credit report and processing fee (nonrefundable) is $35 + any applicable tax fee for each applicant. We will let you know, when and how to pay for it.

8. FICO 650 +

9. Provide proof of income, at least 3 times the amount of the rent.
 If employed, please provide at least 3 months of paycheck stubs and the last 3 months of bank statements with proof of funds.
-If self-employed, please provide last 2-years of tax-returned and 6-months of bank statements (showing income).
 - Other source of income, please provide a letter of explanation with proof of income.

10. Tent pays ALL UTILITIES (electricity, gas, trash) and maintains yard. We currently have a gardener that charges $100 a month which you can take over if you would like.

11. Copy of valid ID and social for each applicant.

12. Stable job history for each applicant (if applicable).

13. Pets allowed (1 only)

14. No smoking

15. Rental insurance is required. Please send proof as soon as lease is signed.

16. No waterbeds.

17. To release keys, utilities must be transferred to tenant's name prior to move-in date.

On individual basis, other documentation may be required to process your application.

Renter is responsible for all utilities and must maintain yard. 1 year lease minimum.
