-Room for rent: $800/mo + utilities -
Friendly and artistic late 30s gay couple seeks friendly, responsible, LGBT friendly roommate to rent our spare bedroom (bedroom is unfurnished). We are looking to rent ONE room to ONE adult. Move-in will require $500 security deposit and $800 first month's rent.

About the room & house:
10 x 12 upstairs bedroom with newly remodeled private bathroom. Beautiful house by Cameron Park Lake. Large backyard with spa and covered patio. This is a shared house situation, so you will also have access/use of a lot of the communal areas of the home as well. Rent does not include utilities. Rent includes one driveway parking space for the tenant. Tentant's guests will need to park on the street, but there's plenty of open street parking here.

Chad & David, and the doggos:
We are a gay couple in our late thirties who are fun and social guys, and we are active in the El Dorado/Placerville community. Chad is a musician who plays in a local blues rock band (the band does not rehearse at the house, by the way they have a rehearsal studio in Placerville). David is into various arts and crafts. We both love hiking and camping, and we love to hangout at the local breweries and wineries in the area. We have three very sweet and obedient Labradors, so our perspective housemate needs to be a dog lover. Chad is here throughout the week, whereas David is typically only here on weekends because of work.

Your pets:
Chad has cat allergies, so no kitties. A dog could be okay depending on the dog and if it gets along with our labs. Our dogs are very friendly and get along with other dogs just fine. All other pet types will need to be discussed.

Smokers/Vapers:
Vaping and smoking will be permitted outside only.

Move-in/Move-out details:
We are hoping to find something somewhat long term, but the rental situation here is month-to-month. However, we do require a 60-day move out notice. Move in will require first month's rent, plus a $500 security deposit, paid upfront. Your portions of the utilities and rent will always be due on the first of the month.

No smoking or vaping inside. We are casual social drinkers. No illegal drug use will be tolerated anywhere on our property. We are tidy and you need to be, too. The lease is month to month but with a 60-day move-out notice. We are looking to rent one room to one adult. Rent includes one driveway parking space. Rent does not include utilities.
