APPLICATION APPROVAL REQUIREMENTS:
Applicants must meet the following requirements in order to complete their application:
Copy of government issued ID from each applicant
Every applicant must have viewed the interior and exterior of the property.
Applicant must meet (and prove) financial requirement of earning at least 3 times the monthly rent, and must provide proof of income. Any two adult applicants may pool their income to meet the 3x monthly rent requirement. All additional adult occupants thereafter must financially qualify individually showing proof of income earning 3x the monthly rent on their own.
Each applicant must be able to demonstrate a pattern of meeting rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors.
A online screening report is required as part of application process. Details (including the name and address of the consumer reporting agency) will be available to applicant prior to applicant initiating such report. If your application is not approved because of the results of such screening report, applicant has the right to obtain a free copy of the consumer report and to dispute the accuracy of information appearing in the consumer report. Comprehensive reusable tenant (i.e., portable) screening reports are not accepted. We require a positive credit history (e.g., no non-discharged bankruptcies; no money owing to a previous landlord; no unlawful detainer action or eviction history; at least 1 active account being rated to establish history). Owner reserves the right to reject an application based on the results of the screening report, consistent with Seattle's Fair Chance Housing Ordinance and other local, regional, and federal fair housing requirements.
Only completed applications will be further processed in the order received.
If your application is approved, owner will provide a contract for you to review and sign. You will thereafter have 48 hours to sign the contract and deposit the required move-in costs (e.g., deposit, cleaning fee, last month's rent). If you fail to meet this deadline, owner reserves the right to reject your application and move forward with the next applicant in line.

    "I've lived in this neighborhood for the last 4 years. It's a fairly quiet residential neighborhood with a lot of families. Close to a high school and only about a 5 minute drive to the lake! There's an incredible view of the city within a 10 minute walk and many cute restaurants nearby. The commute to downtown is only 30 minutes by bus or 20 by the light rail which is conveniently located within a 10 minute walking distance."
