There may be an opportunity to work directly with the owner on reduced rent in exchange for handyman and caretaking support related to the onsite vacation rental. Any such arrangement would be discussed separately with the owner and is not required to rent the home.
Additional Non-optional Fees:
-Resident Admin, Technology and Portal Fee: $10/month
-Rent Reporting: $10/month
-Renter's Insurance Liability: Your own or $10.50 (if you don't have your own policy)
Optional Fees:
-Pet Rent: $35 per month

-Application: $65 per adult over the age of 18, paid direct to credit company

Application Acceptance Criteria:
1.Credit above 650
2.Income to rent ratio is 2.0X or greater
3.No previous evictions in the last five years, up to 2 late payments in a 12-month period
4.Must meet the Colorado Rental Fairness Act -No conviction within the last five years or any conviction or deferred judgment at any time related to methamphetamine, registered sex offender. Homicide and related offenses, and stalking.
The landlord accepts Portable Tenant Screening Reports (PTSRs) in compliance with Colorado's 'Rental Application Fairness Act.
