About this House
Classic details with recent upgrades, including stainless steel finish appliances, beautiful hardwood floors, LED light fixtures and fandelier, and other thoughtful features in our spacious, natural light infused 1 bedroom + 1.5 bath apartment in an 8 unit building. We are located directly across the street from UC Berkeley's Barker Hall in the convenient North Campus/Gourmet Ghetto neighborhood at Hearst and Spruce. Only two of the 8 units in our building are one bedroom, and these units are rarely available as our tenants tend to stay long after matriculation. The other six units are studios.
This one bedroom unit has large south facing windows in both the bedroom and living room, elegant glass paned french doors between those rooms; a separate kitchen with granite countertops and a tall west facing window, full size gas range and ample size refrigerator/freezer, plentiful over- and under-counter wood cabinetry, a broom closet/pantry, and room for a cafe table and chairs or a rolling island/wheeled cart in the kitchen space.
Our units have more in-unit storage space than many single family homes; unit #7 has two hall closets plus a large walk-in closet with built-in dresser, mirror and shelving located off of the main room, and another closet for hanging clothes with a shelf and lighting in the bedroom. The half bath off of the bedroom boasts two privacy windows (one that opens) providing more natural light and air circulation, and another large built-in vanity with drawers for storage and a large round mirror, in addition to the toilet, small sink, and full size mirrored medicine cabinet.
The full bath has a moisture sensing fan, toilet, vanity/sink, medicine cabinet and full size tub/shower with safety glass enclosure, and a west facing, double hung window with privacy glass that opens for more ventilation.
All units in our building have an intercom, doorbell, and front door buzzer to allow screening of visitors before allowing access to the building's secure, enclosed interior common hallways.
A private garage may be available to rent for an additional de minimis monthly fee under a separate month-to month garage rental agreement. Alternatively, there is 2 hour neighborhood street parking (M-F 8a-7p; or, residents may purchase Zone F residential parking permits from the City of Berkeley). We are steps away from a Bear Transit stop, walking distance to local laundromats, BART, AC Transit stops, popular Gourmet Ghetto restaurants, cafes, markets and merchants, and local hiking/running/biking trails and other treasured community spaces.
We take pride in our maintenance and management of this building by the third generation of Cal Bear alum/owners, who reside close by in the Bay Area. We have a trusted maintenance/repair team, who are also residents in the nearby area. Many of our tenants are referrals from former long term tenants; all are collegial and respectful of each other's safety, privacy and property rights.

Sorry, we have a non-negotiable policy of no pets, and do not allow smoking per the City of Berkeley's Non-Smoking Ordinance (B.M.C. 12.70). Because this unit is located above another unit, the lease requires that 80% of the floors be covered by rugs with appropriate pads to lessen noise transfer to the unit below.
