Description

Enjoy Living in a Single true 2 FULL story House in a booming Buffalo!
Great convenient location - near Tops Supermarket at Seneca st - 1 minute walk and close to everything else: minutes to HWY, Downtown, Parks, Schools, Hospital, Restaurants and other conveniences of South Buffalo.

House is Sided, Newer Roof, never Water Tank, recent flooring in Kitchen & corridor, updated plumbing; freshly painted, will install new carpeting in living room.
5BR - all Upstairs. (Hard to find 5BR house!)
First floor - has open concept planning - with Big Living Room, good size Dinning Room, nice size Kitchen, Entrance Hall, Veranda at rear and nice Front Porch.
1,5 Bath. Full size Basement and full size Attic - that could be finished to add more Rooms or Storage.
In the Summer, enjoy Big fenced Backyard.

Wide Frontage - 40 feet(!) vs 30feet all others in the area - meaning more space and more privacy for you.
Could have 2 own Driveways on both sides of the house - for tons of parking (currently 1 driveway + walking path at other side)
Comparison, please, note: our House is a FULL true 2 story house - not small 1 floor single house, with half sq. footage, smaller yard, sometimes No driveway at all with narrow frontage - as nearby houses that sold for $80k+ - you getting much more living space and wider frontage with our House.
PS
Doing some updates. Priced and selling as is. Save Money by Buying now before we put on MLS.
NOTE:
Zillow estimated price is mistakenly mixed up with another house - which is much smaller property, was in bad condition, when sold - at 21 South(!) Ryan st - its at the other side of RYAN st - that unfortunately has the same numerology - 21. Our house is just RYAN st or North Ryan... not South Ryan - Zillow mixed up information. Do not know how to correct - they do not respond... Thank you for reading!

"I've lived here for almost a year. It's a cute community with close access to shopping and highways. "
  • cnjkluk
"Live on Cazenovia Street about 20 years. Library no longer funded by Erie Count, and neighborhood lacks City, State and Federal funding, in favor of waterfront, and downtown development. Great street, and active block club. Right by Cazenovia Park, which Olmstead group wants to take out recreational facilities in the future, Despite schools listed, many are closed or closing. St Ambrose and Tritiny Catholic are closed. Indian Park Academy also never reopened on Buffum. Nice houses on Cazenovia, but all need major upgrades. Most are listed 2 or 3x's what they are really worth."
