Lease Term: LEASE TERMS: This information is provided to help you better understand the information that will be included in the lease: Move-in: Resident(s) must pay all rents and deposits and sign a lease agreement before they receive keys to the property. Move-in fees are usually two times rent plus a $100 non-refundable move-in fee but may be higher for Residents without proof of income, rental history, or other factors. Payment: Rent is due on or before the 1st of the month. After 3 days, you will have a $10 per day late fee. Payments We do work with folks that have issues, but request that you do everything possible to communicate your plan to pay rent. Folks that miss rent and are not responsive will have an eviction notice posted. You can pay three ways: 1. Online using EFT (checking account) or 2. Online using a a Visa or Mastercard (3% fee) or 3. At Walmart/Walgreens with cash (Retail Cash, $3.99). When you make an online payment through the Resident Center App (from Buildium), make sure the rent money stays in your account for at least five business days to ensure the payment goes through. If you have a reversed payment online, you will be required to pay cash at Walmart/Walgreens for all future payments. Your Security Deposit cannot be used to pay any rent, or a lease break fee will be applied. Rent will be applied to late fees (or other charges) first and then to rent. Any balance over $100 will receive a late fee of $10 per day. Credit Card payments must be from Visa or Mastercard. If a checking or credit card payment is reversed, you will be required to pay via cash at Walmart or other participating location using the payment code from the Resident Center app (from Buildium) Utilities: All utilities must be switched to your name within two business days of the Lease Start Date. You will need a copy of your lease agreement to switch utilities. Communication: We use a shared messaging service and reply to text only due to having hearing impaired staff. The best ways to reach us are to 1. Submit a task through the Resident Center app (from Buildium). Make sure your phone number and email are always correct in our system. Exterior: You are responsible for maintaining the lawn and landscaping at your property. You must trim any hedges regularly and clean out the rain gutters each year. No pools or trampolines are authorized. Pest Control: Pest Control is the Resident(s) responsibility. HVAC Filter: You are responsible for changing the filter monthly. Please write the date on the side of the filter each time you replace it. If you don't change the filter and the system is damaged, you will be charged for the damage. Maintenance: You are responsible for maintenance items up to $200. There may be items below $200 that we will fix, so report any issues as they come up through the resident portal. We can't fix something we don't know about, so please let us know if there are issues. We will not reimburse you for any maintenance that you pay for without prior written agreement from the property manager and/or property owner. All maintenance requests must be made in the Resident Center App (from Buildium). You are renting this property as is, and we are not planning to do any additional work or cleaning of the property. You are responsible for ensuring the property is always in safe working condition during your lease. Get approval before modifying the property. Anything permanently attached must stay at move-out. We don't usually fix blinds, storm doors, and other non-necessities. You may replace the blinds, etc. As with any home, there are going to be items that need maintenance, so let us know as these items come up. If you want to document any issues or damage when you move in, you can submit ONE maintenance request in the Resident Center (make the title Move-In Notes). Entry: We will try to provide 24-hour notice but are not required to especially if we believe there is an emergency maintenance or other emergency situation. Breaking the lease: You understand that breaking the lease can result in a fee of up to $2,500. Pets: Animals are not allowed without authorization and approval from the property manager. All pets require security deposits and pet rent. Failure to report an animal that is living with you will incur a $2,500 fee and may be grounds to terminate your lease. Smoking: No smoking inside. Any smoking or evidence of smoking in your property will incur a minimum fee of $2,500. Parking: Please only park in the designated areas. There is no parking in the lawn or having vehicles on blocks. Please do not block other residents. Renters' Insurance: You are responsible for maintaining renters' insurance. Lease Violations: Lease violations may incur a $2,500 charge per Resident. Lessees: Only the adults that have signed the lease are authorized to live in the property. Parking: Please only park in the designated areas. There is no parking on the lawn or having vehicles on blocks. Please do not block other residents. Notices: Eviction notices may be posted as early as the 2nd if you haven't paid rent. Appliances: Any appliances provided are for the convenience of the Resident. We do not repair or replace refrigerators, stove/ovens, dishwashers, washer or dryers, microwaves, or other appliances. Month-to-Month: Your lease will automatically go to a month-to-month lease after the Lease End Date. You will always need to give a minimum of 30-day notice prior to moving out. You will be responsible for rent charges that apply for 30 days after providing a notice that you will be moving out. Move Out Instructions: The resident must always provide at least 30 days' notice prior to moving out. If the Resident occupies the property for any portion of a month, a full month's rent must be paid. All leases end on the last day of the month. A move-in inspection has already been completed, and we will complete a move-out inspection after you have completely moved out and turned-in keys. We will look at the two inspections and assess charges based on any damage not caused by normal wear-and-tear. Security Deposit Returns usually take 3-6 weeks to process. Do not patch the walls prior to moving out. Keep utilities on for 5 days post lease. You must notify us of the shut off date for any utilities. Make sure your phone number, email, and follow-on address is always correct during your lease or we may not be able to return your security deposit.Available: now
