Small Dogs and cats allowed - rules, breed and size restrictions apply and are enforced. Non-refundable Pet deposit and monthly rent apply. Broker owned property.

Lease Term is month-to-month, but LL agrees to 12 month price commitment.
Deposit: $1750+ first months rent due at signing. No property holds.

Income - 3 x rent minimum
Credit Score - 640 score minimum
Everyone 18+ must apply with background check
30 days of pay stubs and 60 days of bank statements

Credit, income/employment, background, criminal and rental history all contribute to approval, any negative or derogatory remarks are grounds for denial or potential increase in deposit requirements deemed by LL/risk mitigation fee.

Renter's insurance required - no exceptions
Pets are subject to approval - yard is not fenced and LL will not fence yard or allowed the yard to be fenced by tenant

2 pets max (based on approval)
Non refundable pet deposit - $350 per pet.

LL reserves the right to come and change the air filter monthly with 24 hour notice.
