SECTION 5: LANDLORD MAINTENANCE DUTIES

The Landlord agrees to:

Code Compliance: Follow all local building and housing codes that affect tenant health and safety.

System Maintenance: Maintain the structural dwelling unit, plumbing, heating, and air conditioning (HVAC) systems.

Standard of Care: Keep all systems in substantially the same good working condition as they were on the first day of the lease (normal wear and tear excluded).

Exclusion: The Landlord is not responsible for repairing damage caused by the deliberate, careless, or negligent actions of the Tenant or the Tenant's guests.

SECTION 6: TENANT CARE AND OBLIGATIONS

The Tenant agrees to strictly follow these house rules. Any violation will be treated as a direct breach of this Lease Agreement.

The Tenant shall:Cleanliness: Keep all occupied areas of the condo safe, clean, and sanitary.

Trash Disposal: Dispose of all garbage, recycling, and household waste in a clean manner that complies with the Windgate community guidelines.

Plumbing Care: Keep all toilets, sinks, showers, and plumbing fixtures as clean and clear as conditions permit.

Proper Appliance Use: Use all electrical, plumbing, sanitary, heating, cooling, and kitchen appliances in a safe and reasonable manner.

Protect the Property: Prevent any deliberate or careless destruction, defacing, damage, or removal of any part of the property. The Tenant is responsible for the actions of their guests.

Peaceful Enjoyment: Act in a respectful manner and require guests to act in a manner that does not disturb the neighbors' peace and quiet

.Reporting Damage: Immediately inform the Landlord of any leaks, broken items, or maintenance conditions that could cause damage to the property.

No Illegal Activity: Never engage in, or allow guests to engage in, any illegal activity on or around the premises.

Professional Cleaning: Have the entire condo professionally cleaned once per year during the tenancy, and provide proof of a professional deep cleaning upon moving out.
