Pets: Pets are allowed when pre-authorized. Additional refundable security deposit of $300 required, up front. Pet rent of 1.5% additional. Up to 2 dogs are allowed. No more than one cat will be considered.
ESA and Service Animals: ESA or Service Animal letter from a licensed healthcare or mental health professional confirming you have a qualifying disability and that the animal mitigates its symptoms. After confirmation, no charges or deposit will be needed.

One year lease required at minimum. Will consider and prioritize longer term leases if desired.

Must follow all HOA rules and regulations. Lawn maintenance is a requirement and your responsibility.

All pre-approved applicants require an external background check prior to lease signing. Evictions in the past 7 years and certain criminal convictions will not be considered.

One year or longer terms are being considered. A lease of 24-36 months is preferred.

Leases starting mid-month will be prorated. In this case, first (prorated) and second month (full) rent will be required at signing.

Standard Security Deposit of $3,200 due at signing.
Pet Security Deposit = $300/pet deposit required prior to move-in.
Smokers Security Deposit = $3,200 additional at signing. No smoking allowed in the home or garage.
Additional security deposit may be required based on credit, short or self-employment, or background history concerns.
* All security deposits are fully refundable at end of lease assuming no damage to the home

Occupancy is based on 4 occupants. Additional occupants may require an increase in the rent.

Rent to Own option: (Not Mandatory)
Option 1) A $10,000 non-refundable option payment
Option 2) A $7,500 non-refundable option payment

Each option allows 100% of your option payment and $200/mo. (Option 1) or $100/mo. (Option 2) of each monthly payment to go towards your purchase of this home. This means over 3 years with Option 1, you would save $7,200 in rent while also accumulating a down payment of $17,200; Option 2 would save you $3,600 in rent and accumulate $11,100 towards the purchase of this home. Option payments and accumulation are non-refundable and non-transferrable.
