Description

THIS IS NOT A DETACHED INLAW. I DO NOT KNOW HOW IT LISTED THAT WAY.

Email to view 3D TOUR

I am a homeowner that was wanting to sell my furnished home since May.
It is a special 4 story "Nevada Style" home with treetop mountain views and an in-trend Tahoe Decor.

The stairs that will allow you to cancel your gym membership, have scared off a few primary home buyers.

With the new regulations for vacation rental permits, most of the vacation rental buyers are waiting to see what happens. The high deck may not be suitable for small children.

In the meantime, I thought I would look for a tidy Month To Month renter that can allow potential buyers to view the home by appointment.

If I find a perfectly suited tenant, I may negotiate a lease that puts my selling on hold - "who knows".
*Yet, would need to talk to my tax guy.

The home address presently listed also for sale is
160 B upper Tramway, Stateline NV 89449

There is a dog run under the outside staircase, having sun and snow protection.

Enter the upper green door to the main kitchen. It includes a refrigerator w/ice maker, gas stove, garbage disposal, dishwasher, wall mounted microwave. The upper deck has a piped-in gas BBQ grill.

One block away, you can jump on the Casino Shuttle or Free Ski Shuttle.
Catch the shuttle back home from Heavenly Ski Resort's Stage Coach Ski Lift only 1 mile to the home.
It is 3 miles from the Edgewood Golf green and the Casino Parking Lot.
Walk 2 blocks to Dagget Pass Walking Trail right across Kingsbury Grade Road.

Summit Village community allows 2 car parking per home.
I pay yearly an extra $100 each to reserve your 2 parking spaces in front of the home.
This is especially beneficial with a snow-cleared parking spot, that you want to return to on a snowy winter day.

The tenants pay for all utilities, and 80% of HOA dues.
The owner has been paying 20% HOA and 2 reserved car parking spaces.

Pets are $75 monthly for one qualified pet, and $125 monthly for 2 qualified pets.
No smoking inside the home.

IF INTERESTED, PLEASE FORWARD YOUR "SITUATION".

"I have lived in this area for 3 years. It is very safe and quiet most of the time but the concerts from the arena at Harvey’s can be heard when I have my windows up. "
  • Msuzharris8
"Lived here for 3 years, very quiet, safe and convenient as far as getting to a store quickly. Also very nice to have the park close by. "
  • Chad H.
"Quiet, safe neighborhood with parks near Heavenly Ski Resort; slow-paced streets for the most part, public transit to and from South Lake and the Valley..."
  • Scottos3
"Beautiful views of lake Tahoe and easy access to heavenly resort for skiing or mountain biking. Peace and quiet"
  • Daniella C.
"It gets really cold as soon as the sun goes down. There are bears in the area so don’t leave food or trash out. "
  • Jkdotcom
"Good stuffs should enjoy the area all in good fun and leisure if you have time for commute since not a lot of jobs are close but that should be a considlderation "
  • Gannesley
"Close to skiing - close to Lake Tahoe, beautiful views, clean air, friendly people, solid middle class, not overwhelmed by tech people..."
  • Ralph N.
" Termites, bears, broken kitchen counters and cabs, kingsbursy has tremendous road noise, huge amount of yard work, roof questionable."
  • Drew K.
"I'm a Realtor who works and lives in this area. I think it's a phenomenal neighborhood and hope to stay here a long time. I'll provide a list of pros and cons. PROS: * Close to Heavenly Mountain Resort * Close to the casinos and Lake Tahoe * Very quiet and peaceful * It's at the top of the ridge, which means incredible views and lots of outdoor activities just steps away, including the Tahoe Rim Trail. * No multifamily residences * Higher number of full-time residents compared to other areas of Tahoe * Almost 0% crime rate. I have friends who leave their cars unlocked with keys in the ignition. CONS: * At the top of the ridge, the snowfall is heavier than at lake level. * Streets and driveways can be sloped, which can make them difficult to navigate in snow. * Lots can be sloped to the point where they are unusable as yards. * No gas station or grocery store (2.5-3 miles away)"
