About this House

For sale by owner to help you get in with less money down and make the loan approval easy on you. I'd like to go a little unconventional on they way this home is sold. I am hoping to take advantage of the good housing market, but be fair to the buyers. Most homes today are selling 15%-20% over appraised value. I'm looking to sell for 10% over appraised value an have buyer pay all closing costs. These should be minimal as there are no agents involved. I'd even put a cap on the price at $550,000 in the case that the appraisal comes in high. This would put the buyer in an equity position to begin with. Last appraisal came in at $510,000 about 15 months ago for reference.

Everyone says they live in the best neighborhood, but THIS one is LITERALLY is the best!! We were only able to spend 2 short years here as I was lucky enough to get into graduate school early. Right between the Jr High and High School. Kids are able to get themselves to and from school. They can walk down to Reams to get themselves a treat or pick up groceries for mom. Very diverse neighborhood with retired couples and new families. Church is at the end of the street. Very welcoming group of neighbors even to us newcomers. Always looking for ways to help out. They helped plant our garden, put in our front lawn, and plant our flowers. In fact, I think this neighborhood covered most of our Christmas's both years with fun activities, gingerbread house kits, stockings, presents, ect. Point is, they're great and they love giving of their time and talents to make others happy.
As for the house itself, there's really not a lot of "WOW" factor to it. It's the most space and rooms you'll get for the least amount of money. Room to grow in the basement as well. We did the main floor flooring and new roof while we were here. Big cold storage, extra laundry room set up in the basement, gas fireplace downstairs, wood-burning fireplace upstairs, big pull-through covered parking, large garden area ready to plant and feed the whole family are just some of the great features that stick out in my mind.

Now, there’s a traffic jam on almost every street at least once a day. Crime has gone up. It’s noisy. All the beautiful fields and pretty open spaces are filled up with ugly, cookie cutter subdivisions. It used to be a lovely place."
