About this House

Thank you for considering our basement apartment for your housing needs. Please read this entire ad before reaching out with questions. I have tried to be thorough in an effort to answer the most common questions out of respect for your time and mine. If this ad is active then the unit is still available.

UPCOMING SHOWING TIMES:
Thursday 6/9 6:30 pm; Saturday 6/11 12:00 pm (this will be the final showing)

To schedule a showing at one of the times above, please call, text, or email me with your name and the showing time that works best for you. Additional times will be added later in the week as needed. These are the only times I am available on the days listed.

This two-bedroom basement unit is located in an incredible quiet neighborhood in Springville close to the Hobble Creek trail. All utilities and wifi are included in the rent, and this unit includes its own washer and dryer. The basement does stay pretty cool year round, but the gas fireplace allows tenants some control over the basement temperature. The property is available now, and we are looking for tenant(s) who can move in no later than July 1st.

This unit is a permitted accessory dwelling with a separate outside entrance and two off-street parking spaces. No additional vehicles are allowed. Tenants do not have access to the backyard.

To request an application, please provide me with your email address. You can submit an application via Zillow/Rentler if desired, but our regular application will still be required.

The lease term is flexible: month-to-month, six-months, or one-year.

Our daughter plays the violin, so tenants will hear her practicing if they are home during the day.

No smoking or tobacco use of any kind (cigarettes, cigars, e-cigarettes, vaping, etc.) is permitted on the property. Due to severe allergies in our family, no pets are allowed.

If you drive by, please ignore the messy front yard. We are having the landscaping updated in a couple of weeks, so it looks pretty pathetic right now.

The square footage is an estimate.

I am a licensed real estate broker in the state of Utah with Blue Sparrow Realty. This is the basement apartment of my personal residence.

If you have read this far, THANK YOU! I truly appreciate it. As a reward, If you will add a sun emoji to your FIRST contact with me, you will get $150.00 off your first month's rent if you are selected to rent the property (type "sun" if emojis are not enabled on your device or the web site).

Flexible lease term. Month-to-month, six-months, or one year.

"The library is always doing things for the kids, there’s a farmers market that goes on all summer into early October."
  • Soana Grieder
"Streets can be congested during rush hour and the off ramps are backed up as well but as a recent transplant (3 yrs) it’s still better than SoCal. There is a front runner station nearby so that’s helpful."
  • Preston P.
"Very kid friendly, family friendly, down to earth place. Close to plenty of amenities, including a rec center, many restaurants and shops, Walmart, etc. "
  • Senetenari M. M.
"Springville is an awesome place to live close to hobble creek canyon, one exit north is sams club and two exits south is Costco in Spanish Fork. Lived here 5 years and it's been a refuge for my family."
  • Bob P.
"There’s no official dog park. Some parks have bags to pick up after your dog but they’re not refilled that often and you’re still supposed to have your dog on a leash. "
  • Maikara W.
"Great place to live, safe and calm and you can find stores, restaurants and other places in the area "
  • Nila B.
"Very dog friendly area and people are good about picking up after their dog. We have a dog and it’s great! "
  • Nila B.
"Super easy, either on the 15 or back roads. Love it. Super close to everything I need from shopping, to work, to eating out, as well as gas! "
  • Bob.pierce89
"There are dog parks but surrounding houses have dogs that sit and bark when you try to take your dogs over to play."
  • Eryn R.
"The commute to work is really long. There isn’t public transportation very accessible to us from here. "
  • Alyssajadecreviston
"I've lived in this area for 17 year's it's a family friendly town, it's a little town but it's a little packed to the brim but it's still a really good place to be."
  • Alyssajadecreviston

  • Maddie
"I’ve lived in this neighborhood for 5 years. Everyone is friendly and looks out for each other. Not a lot of younger kids and most people have been around awhile! "
  • Brylee J. M.
"I drive everywhere but it is a very easy drive with easy directions to places and good quality gas stations and close food places nearby. "
  • Dondefreese
"I’ve lived here for almost 14 years. I used to love it; small town feel, while still being close to everything. Quiet, not a lot of traffic. Now, there’s a traffic jam on almost every street at least once a day. Crime has gone up. It’s noisy. All the beautiful fields and pretty open spaces are filled up with ugly, cookie cutter subdivisions. It used to be a lovely place."
  • Akamarathonman
"I've lived in this area for over 2 years and I love it. Most of the people are so friendly and will treat you like family. "
  • Hillary H. D.
"Lovely, friendly & not too busy. Has everything we need and want close by. Good schools, yummy food, close to camping and outdoor fun! "
  • Jon r.
"Very friendly neighborhood. Great people, safe, family-oriented. Great views from many residential areas. But busy main roads. "
  • Dondefreese
"It used to be beautiful. Then the field behind our house got paved over and houses got put in. Now we have loud kids, nosey neighbors, and traffic sucks. Stay out of Utah. "
