1. Tenants' Responsibilities

Utilities: Resident is responsible for all utilities. This includes electricity, natural gas, water, sewer, and trash. All accounts must be transferred into the Resident's name effective on the lease start date.

Communications: Resident is responsible for setting up and paying for internet services (e.g., Google Fiber, Comcast).

Renters Insurance: Resident must maintain a renters insurance policy throughout the entire term with a minimum of $100,000 in personal liability coverage. The Landlord must be listed as an "Interested Party" or "Additional Interest" to receive notification of policy status.

2. Prohibited Activities

Smoke-Free Property: Strictly NO smoking, vaping, or use of e-cigarettes anywhere on the premises, including the interior of the unit, balconies, porches, or common outdoor areas.

Pets: No pets are permitted on the property at any time. (Note: Legally qualified Service and Emotional Support Animals are exempt from pet policies/fees under the Fair Housing Act but must be disclosed and documented via the Landlord's verification process.)

3. Lease Duration & Alignment

Initial Term: To align the vacancy cycle with the peak Provo leasing season (Spring/Summer), the initial lease shall be for a term of ~16 months, ending on July 30, 2027.

Availability: The property is available for occupancy starting between February - April 2026.

4. Resident Qualification Standards

Credit Score: A minimum credit score of 650 is required for all adult applicants.

Income Requirement: Total gross household income must be at least 3x the monthly rent. Verifiable income documentation (paystubs, tax returns, or bank statements) is required.

Co-Signers: Applicants with high credit but insufficient income (e.g., students) may use a qualified Guarantor who meets a 700+ credit score and 5x income requirement.

Rental History: A positive reference from a non-relative landlord for at least the last 12 months is required.

Background: No history of evictions within the last 8 years. A criminal background check will be conducted; applicants with a history of violent crimes, manufacture/distribution of controlled substances, or crimes against property may be denied.
Financial Integrity: Applicants must not have any open or pending bankruptcy filings.

5. Security Deposit & Move-In Fees

Total Deposit: The security deposit is equal to one month's rent, due in full upon lease signing.

Non-Refundable Fee: A $250 non-refundable Lease Initiation/Administrative Fee will be retained from the total deposit to cover the costs of document preparation, unit inspection, and administrative overhead.

Refundable Portion: The remainder of the deposit is refundable, subject to the condition of the premises and the terms of the Utah Fit Premises Act.

6. Occupancy & Maintenance
