About this House

This purpose-built 1998 triplex offers the cash flow of a multifamily investment without many of the maintenance concerns commonly associated with older properties. Built with modern plumbing, electrical, windows, insulation and durable fiber-cement siding, all three townhouse-style residences also feature in-unit laundry, private outdoor spaces and off-street parking. Two units offer 3 bedrooms and 2.5 baths, while the third includes 2 bedrooms and 2 baths. The desirable two-story layouts provide a more home-like feel that attracts strong market rents and encourages long-term tenancy. With more than $100,000 in annual net income and a 5.7% cap rate, this is a compelling opportunity for investors seeking immediate returns and long-term upside. Also ideal for an owner-occupant looking to offset their mortgage with rental income. The townhouse-style configuration may offer future potential for a unit-lot short subdivision or condo conversion to allow the sale of individual units—buyer to verify. Conveniently located just south of Capitol Hill with easy access to downtown, transit and neighborhood amenities.

  • Manfromjapan
"I don’t see many dogs being walked around my neighborhood. Lots of concrete, not much green. There are trees but I haven’t seen many dogs. Only once in a while. "
  • Mcatherine2018
"The area around Seattle U feels safe with the security guards on campus and the police station a couple blocks away. It’s quiet most days but the weekends get crazy in the Pike/Pine/Broadway area. It’s not uncommon for to hear thumping music from neighbors in the buildings adjacent to the school. Not a whole lot of children around but sometimes people will bring their kids to the lawns at SU. "
  • John M.
"Super convenient to every single thing. Great security from the building. Beautiful area if you love the urban lifestyle. "
  • Margonzalezfranco
"We live in a new townhouse with a baby and love it here. My husband bikes to work and I usually take public transport. Super well connected."
  • Aaron
"It's a great place to live, allowing you don't mind hipsters or homeless. The air smells of body odor and marijuana smoke. The streets are lined with old volvos and other obscure old cars, all of which take up the extremely limited parking. But that's fine, you don't need a car, you'll walk everywhere right. Nope, not without being accosted for change at every corner. Ride a bicycle then. Nope, all your money will go to medical bills for getting run over by the old volvos that take up all the parking. And that's not even the best part, who wouldn't want to pay $3000 for a studio apartment. It really doesn't get much better than Capitol Hill. Seattle : where the streets are paved with syringes."
  • Houston L.
"I have lived in this neighbor for over 17 years and my current location is great! Just blocks away from amazing restaurants, dance bars and all the stores that you need to live in action, arts, theatre and music packed Seattle. Parks within two blocks, dog friendly and totally walkable. "
  • Katie m.
"My location is right between Capitol Hill, Madison Park and Madison Valley, as well as a quick drive to the Central District. I am seconds away from Safeway and some really cute local bars and small restaurants! It's also a straight shot to work, which is great, by bus or car. The neighborhood is up and coming and it's been nice to see improvements and developments to make it more charming. I don't necessarily want to be wandering around late at night but it's getting safer. There are some very cute parks around too!"
  • Pat a. A. H.
"Don't live here but will soon as soon as my transfer goes thru. Need to be close to downtown and Seattle University."
