Classic cape cod architecture and neighborhood warmth and charm define this wonderful Federal Heights home. Set among old growth city trees, quiet lantern lit streets, and in an iconic area of estate style homes, this urban oasis has been thoughtfully updated in keeping with original loveliness. Located just east of all the abundant cultural amenities of downtown Salt Lake City and surrounded by neighborhood eateries, this area is best known for its proximity to the University of Utah Campus including the renown U of U hospitals and research centers. Affectionately known as the home of Lord and Lovey, this LOVELY home, offers both formal and casual spaces meant for entertaining. The main floor is chic, not stuffy, complete with a great room complemented by modern gas fireplace, floating shelving, bar and casual dining in the fully renovated kitchen with exquisite countertops, gas range, skirt front sink, and custom cabinetry. Step through french doors into the backyard oasis under vine-covered pergolas, amid blooming pear trees and paved patio and walkways-the perfect place for alfresco dining. Stunning formal dining room with moody colors, classic ''front'' room with original tiled wood burning fireplace, and four bedrooms, three on the upper level which includes a LOVELY primary suite with walk-in shower. Excellent materials were implemented considering more custom cabinetry, high-end fixtures, and on-trend finishes in all baths for today's modern lifestyle. Natural light bathes the house through paned glass windows adding to continual comfort, and classic east coast style. There is plenty of storage, not typical for this period, a two-car garage able to power electric vehicles, a lower level flex space ideal for work at home or visiting friends or family. Recent upgrades include a tankless water heater and a doggy door. Excellent neighborhood schools both public and private, area parks offering urban green space, tennis and pickle ball, and the Art Barn-home to Salt Lake City's Art Council and community art center are a short walk from home. Fully fenced, plantation window coverings, beautifully landscaped, expertly maintained, hardwood flooring throughout, and GOOGLE FIBER, complete the top-notch features of this LOVELY Federal Heights home. 3/10GreatSchools RatingParent Rating AverageIt’s amazing here, I couldn’t be happier. A big point in middle school is not to be over the top academically challenged, and instead a lot on building a social life and experience. This doesn’t mean that the academics are bad,I’m learning a lot, and I am not overwhelmed or stressed. I have seen very very little bullying, virtually none. It’s not an elementary school, so the teachers aren’t gonna come up to you and specifically help you on your grades unless you ask them too because they have 100+ students. Also the school lunches are great, I highly recommend.Student Review6mo ago - Wasatch School

5/10GreatSchools RatingParent Rating AverageThere is no policy that will make students go to class in place. My daughter learned early on how easy it is to sluff... Yes we had discussions... but kids are sluffing and walking around the school during class and nothing is being done about it. My daughter has been in trouble because of the teachers lack of getting assignments graded on time. Poor communication between parents and teachers as they never email you back about student progress or anything else. Fighting is always happening, and I feel a big part of that is because these kids are not going to class, nor are they being forced to.Parent Review1mo ago - Innovations High School

5/10GreatSchools RatingParent Rating AverageInnovations early college high school is very underrated in the state but it's very good. You can get help in anything whether it's emotional or academics. There are tutors who can help you in your assignments as well as your mentors, plus teachers and staff. They will help you achieve your academic goals, whether it's graduating early or not, taking college classes early etc. I really do recomend this school. You even have stufy periods where you can work individually. it's not like other high schools where you have 4 periods a day and 2 hours a class. They as well offer classes at the nearby high schools that innovations doesn't have. It's a very welcoming school and easy to make friends no one judges. And parents/guardians get updates on the students assignments and grades etc.Student Review1y ago - Innovations K-8

"It’s a very dog friendly area but sometimes people will take a walk in the neighborhood without a leash. This can cause problems with dogs who may be on a leash."

"Close to parks to walk your dog either at the elementary school or memory grove. Some people don’t pick up after their dogs which isn’t great. Don’t be that person. "

"Not a lot of kids in the neighborhood but college students and med professionals. Very quiet in the day time because neighbors are working. It is safe to walk around and many with dogs. There is a supermarket in the neighborhood so you don’t have to go far to get food and also a good restaurant just around the corner. "

"It’s a very safe neighborhood to raise children in! The neighborhood is beautiful and there’s multiple families living here safely. If I had a family I personally wouldn’t want to live anywhere in between A through E street on first avenue. It’s just a bunch of party kids that are in college. Everywhere else is a family friendly community. "

"It’s very close to memory grove and other parks. Also nice to be close to the LDS hospital and hatches chocolates."

"I gave up on driving my car because it’s more of a hassle to find parking than it is to walk. I live on 1st Avenue and A street. There is no room for tenants park their cars even on the streets. I’m constantly getting tickets because my house is in the area 5 parking. "

"The upper aves area is fantastic. It's surrounded by doctors, judges, accountants, members of the symphony, and altogether interesting people. The Northcrest swimming pool is an excellent community center, and the neighborhood puts on fun activities and mixers several times a year."
