The area is extremely safe and is very close to upper Buttermilk Falls State Park, Eldridge Wilderness Preserve, and Jennings Pond (with lifeguards in the summer. The house has a large yard and a 1 car garage with garage door opener. Inside, it is naturally well-lit and has a nice open layout. The entire house has been freshly painted and renovated. Every room has red oak floors or ceramic tile. There are three bedrooms, one bathroom, a large living room with picture window, a dining room and a large kitchen. The house includes a dishwasher and new washer and dryer.

The basement is freshly painted and well lit, with many larger windows. It is heated and open and at almost 1100 sq. ft. would make a great workspace, gym or rec room (fold up full-size ping pong table is included).

It is a nature lovers paradise, next door we have seen deer, turkeys, coyote, foxes and much more. Also, we have seen 88 species of birds on the property, not that we are counting.

TCAT bus 65 stops at the end of the road, about half a mile. The bus goes to IC then downtown and then Cornell. The following are distances and driving times to town and colleges:
5 miles (7 minutes driving) to the Ithaca Commons
3.5 miles (5 minutes driving) to Ithaca College
6 miles (10 minutes driving) to Cornell University

Despite what Zillow shows, this address falls within South Hill Elementary School and Boynton Middle School, both great schools.

Time Warner cable and/or high speed internet are not included, but available. The house gets high speed AT&T and Verizon LTE cellular coverage.

The owners live next door but the houses are not close and they respect others privacy but are there to help if needed.

Snow removal and landscaping/mowing is included. Electricity and heating are not included. Past energy use in the house is very low. Also, trash removal monthly fee is included but each trash can needs an inexpensive tag, available locally.

Though the house is three bedrooms, the septic system is rated for three people so we must limit occupancy to no more than that number.

$1,500 per month with a 1 month security deposit. It is move in ready right now. Lease will run until June 1st, 2019. It can be prorated for partial first month. We will consider one cat or dog depending on your situation and your furry roommate. If we do accept the pet, there is an additional $300 pet deposit. You will get it all back if there is no damage!

This is a no smoking property, inside and out.
