Description

For rent is a sizable, semi-detached 4BR, 2.5BA house on Brookland's central, yet peaceful Newton St, just 1 block from shops & restaurants and 2 blocks from Metro's Red Line & the Metropolitan Branch Trail (MBT).

The homeowner is the landlord, who strives to practice the Golden Rule w/ his tenants, and lives just two neighborhoods away.

THE HOUSE:

Is historic, as it was built in the 1920s, but has been recently updated with skylights, a luxury owner's bathroom, a gas boiler system for warm and efficient radiant heating, ceiling fans throughout, a bright and colorful palette of rooms, and multiple raised garden beds in the front yard. A brand new central air conditioning system will be installed in May 2024.

The house is quiet and sits on a peaceful, lush-green street in the tranquil, community-centric and historic neighborhood of Brookland. Because the house is semi-detached, it has windows on three sides, providing loads of natural sunlight. A brand new W/D was just installed on the second floor. The back yard is large and private for kids to play or adults to host social gatherings. The house comes equipped with one, potentially two off-street parking spots, and a wood-burning stove to keep you warm and cozy on snowy Winter days. Lastly, the raised garden beds have an impressive three-foot height and seven-foot length, are 100% cedar and hand-built by the homeowner. There's also a rainwater barrel and composting bin installed on the property.

THE NEIGHBORHOOD/ LOCATION:

Brookland is a community-focused, vibrant, yet historic neighborhood w/ lots of trees and wildlife, an annual community yard sale, and a House & Garden tour. Unlike other busier and more cosmopolitan neighborhoods, the neighbors here still know each other by name. The house is located right in the heart of the neighborhood, just one block east of downtown Brookland's bars, shops, restaurants, Bikeshare station, and only two blocks east of the Brookland-CUA Red Line Metrorail & Metrobus stations. Yes Organic! grocery store and the Metropolitan Branch Trail (MBT) are only a few blocks away. One block away is Bunker Hill Park, an old Civil War Fort turned NPS public park.

The house is located close to Medstar Washington Hospital Center (WHC), the Veteran's Administration (VA) hospital, Children's Hospital, and as such, is a great location for doctors, nurses, and other hospital workers. Also nearby is the Catholic University of America (CUA), Trinity University, and many high quality charter schools, so great for students as well.

THE PERKS:
* Radiant heat in the winter :)

"I don’t like all the new people who’ve moved to the area. The new people aren’t very friendly, don’t return a ‘hello’ very often and are pompous with their pets."

"sometimes people don't clean up.behind their dogs. I've been victim to walking in dog poo and having to clean it off after I've gotten to work! Not sightly or a great way to smell walking into your office. "

"I’ve lived in Brookland for 21 years. Although it has a small town feel and is somewhat residential, Brookland has the red line metro to get you downtown or to NW in minutes. Also, the architecture is VERY eclectic— there are examples of every style of architecture from Victorian and Queen Anne in the 1800s to every other popular style during the 20th century and beyond. We even have the highest concentration of black architect designed houses in the US right here in Brookland. My belief is that this variation in architecture has translated into an equally varied population in the neighborhood— something for everyone! What unites us is that we all care deeply about our homes and the green space that surrounds us. Ward 5 is the greenest Ward in the city."

"Close to metro. Up and coming, still not entirely there, high priced. Public schools are problematic. Some good restaurants. "
