Description
This property is not currently for sale or for rent on Trulia. The description and property data below may have been provided by a third party, the homeowner or public records.
This exceptional house makes its first ever appearance on the open market. After undergoing a major renovation, it stands as a combination of classic elegance and modern convenience. An abundance of natural light makes the beautiful interior even more appealing.
Built around 1906, it stands as one of Katonah’s earliest houses. In addition to being historically significant, it is ideally located just a very short distance to town and the train station and only a bit further to Katonah Elementary School.
The Terrace is considered to be the most desirable street to live on in the village of Katonah. Not only is there easy access to town, but because it is not a through street, it has very little car traffic. And it is right in the middle of Katonah’s famous Halloween celebration each year.
The property itself is noteworthy in several regards. First, it has twice the usual frontage on The Terrace, resulting in a large side yard. Second, it goes all the way through from The Terrace to Valley Road. This provides an easy walkthrough, another yard area in the back of the property and a front row seat for the block party that is Katonah’s popular Fireman’s Parade each June. Finally, in addition to a large standalone garage, there are other outbuildings on the property. The property is part of Katonah’s new sewer project. It is expected that the house will be connected by year end, which will likely allow for more opportunities for expanding and renovating.
The highlights of the major renovation completed by the current owners are the Chef’s Kitchen, a huge, full-floor Bedroom Suite and a large wraparound porch. The kitchen has custom frameless cabinetry, numerous high-end appliances, Corian counters and a custom reclaimed wood slab on the island. The pantry area and mudroom that connect to the kitchen also have custom cabinetry, providing abundant and convenient storage.
Other features of the renovation completed in 2015:
-Bonus room in basement with walkout door to driveway.
-Antique stained glass window installed in front entryway.
-Laundry moved up to the 2nd floor.
-New light fixtures throughout the house.
-New HVAC, including new central air conditioning was installed for the entire house.
-New high efficiency boiler/tankless water heater.
-New ductwork throughout the house.
-Energy efficiency improvements via Energize New York program.
Exterior:
-New slate roof.
-Copper roof installed over new kitchen addition and porch.
-New rear entrance with bluestone steps and planters.
-Driveway regraded and reconfigured with a retaining wall to reduce steepness and provide a basketball court and additional parking.
-Rain garden was installed to improve drainage in the lower part of the property.
-EV Charger in driveway
-Wired for a portable generator to connect to the electrical panel.
-Invisible dog fence around the entire property.

7/10GreatSchools RatingParent Rating AverageThe system in this school does not work. If a student falls behind, I've only found two teachers that actually help them get back on track effectively. The teaching is mediocre at best, with a few exceptions, such as the social studies teachers. The curriculum is horrible for students; I've seen students have breakdowns multiple times a day due to the lack of social-emotional support. Even when they try to support, they overdo it and it just makes the students uncomfortable. In addition to that, the constant change of principals does not help the students form bonds with the administrators and gives them fewer options to go to when feeling down. For special education at the school, at the base levels it's fine, but when you get more borderline with special education, they severely mess it up, which can completely destroy a student's experience and leave them with a bitter feeling every day Safety, oh safety, where do I start? Maybe in 6th grade where swastikas were everywhere and threats were being made towards the school? How about mental safety where students are bullied by other students and then are punished for saying or doing anything back, while the person or group (which is following the leader) does not get punished? If you're not in a certain group, you will be harassed and bullied, which makes many students just go along with whatever anyone says, leading to more hate and bullying. The n-word is constantly thrown around, and even when heard, no punishment is taken out. Meanwhile, students making fictional characters from any background and then portraying them get punished. Let's talk about 7th grade where the vents were so broken that when smoke from Canada came down to New York, it flooded the school, and multiple students had severe medical issues due to it. Yet, the office was perfectly clear of smoke as they closed the doors, knowing this would happen, giving no warning, and oh wait! They didn't let students in! On another note, how about transportation with buses that the drivers can't even see out of or the wasting of budget spending money on an electric bus instead of on air conditioning. Half these rich kids already have cars before they can even drive. Also, don't believe anything the administration says as they will lie and promise things you will NEVER receive. The punishments at this school are out of hand, with students getting detention for defending themselves. With all of this, I could go on but ive run out of characters!Student Review2mo ago - John Jay High School

8/10GreatSchools RatingParent Rating AverageMy daughter joined the school in 9th grade and I have to disagree with some of the comments. The kids have been very down to earth, welcoming and just 'good, decent kids'. The teachers are dedicated and very approachable. My daughter was a high achiever in a different school district, but with great teachers and teaching styles, she has maintained her level of excellence. From the secure campus, leadership, teachers, guidance counselor and kids.....we are very happy with John Jay High School and very happy we chose to move districtsParent Review4y ago - Katonah Elementary School

9/10GreatSchools RatingParent Rating AverageKES is an excellent school--it is small and nurturing, and the academics are outstanding. We moved into the district in Third Grade, and our child was warmly welcomed. There is academic support where needed, and additional challenges are offered students who are doing well. The music and arts programs are wonderful, and the children get a good amount of time outdoors. Overall, we couldn't be happier with our experience at KES.Parent Review1y ago - Check out schools near 13 The Terrace.
