Clean background check and no evictions. Deposit is $2000. Available march 1st. Dogs allowed (small) on approval with monthly pet rent. No smoking of any kind.

$50/mo pet rent + $300 pet deposit.

Lease is for one year and month-to-month after that.

Per Alaska statute, landlord may deliver written notice to terminate the rental agreement for substantial damages or illegal activities conducted on the premises. The notice should contain details of the breach and a notice period between 24 hours and 5 days. ( 34.03.220).

Tenant shall provide 30 days notice for ending the lease before the lease termination date listed in this contract.
If the tenant decides to move during the term of the lease, the tenant is responsible for the rent for the rest of the lease period, unless the dwelling can be re-rented earlier. The landlord is responsible for making a good faith effort to re-rent the property, and may not charge the original tenant rent after the property is re-rented, or for any time during which the landlord does not make a reasonable, good faith effort to rent the property. If the landlord attempts to re-rent the property, the tenant may be responsible for rent while the property is vacant during the term of the lease.
