Lease Terms & Utilities

1. Criminal History: Any history of violent offenses, property damage, drug-related offenses, theft, or other crimes that may pose a threat to the property, landlord, neighbors, or community.
2. Previous Rental History: Evictions, broken leases, repeated late payments, property damage, or poor references from previous landlords.
3. Current Income: Insufficient income to cover rent and utilities (typically requiring a minimum of 3x the monthly rent in gross income).
4. Credit History: Low credit score, excessive debt, unpaid utilities, unpaid rent, or outstanding collections that may affect the applicant's ability to pay rent consistently.
5. Failure to Provide Accurate Information: Omitting, falsifying, or misrepresenting information on the application.



Additional Protective Clauses
Occupancy: Only the individuals listed on the lease agreement are permitted to reside in the property. Unauthorized occupants or subletting without prior written consent from the owner is prohibited.
Maintenance & Repairs: Renter must maintain the property in a clean, safe, and sanitary condition. Any damages caused by renter, guests, or pets (beyond normal wear and tear) are the renter's responsibility.
Insurance Requirement: Renter is required to obtain renter's insurance for personal property and liability coverage.
Pets: If pets are allowed, they must be disclosed and approved in writing. Renter will be responsible for any pet-related damages or additional fees.
