Parking situation will be in the driveway due to landlord personal belongings are stored in the garage.

Located in a quiet neighborhood with the unique feature of having sidewalks, this home offers both privacy and the opportunity to engage in outdoor activities right outside your door. Whether you're stationed nearby, working remotely, or simply seeking a mid-term retreat, this property ensures a seamless blend of work, leisure, and comfort.

1. Term of Lease: Seeking a mid-term tenant, preferably for a duration of 2-6 months, but willing to consider alternative arrangements through discussion.

2. Rent Payment: The monthly rent shall be paid by the 3rd of each month. Payment can be made through Zelle or Stripe. A $50 late fee will be applied if not paid within 5 days.

3. Security Deposit: A security deposit of $3000 shall be paid upon signing this lease agreement. The security deposit will be returned within 7 days after the termination of the lease, minus any deductions for damages or outstanding rent.

4. Utilities: To be negotiated.

5. Maintenance and Repairs: The landlord is responsible for major repairs and maintenance unless damages are caused by the tenant's negligence. The tenant shall promptly notify the landlord of any necessary repairs.

6. Use of Premises: The premises shall be used solely as a residential dwelling and for no other purpose.

7. Subleasing: Subleasing is prohibited without the prior written consent of the landlord.

8. Pets: Pets are allowed upon approval. If allowed, there is a non refundable pet deposit of $750.

9. Inspection: The landlord reserves the right to inspect the premises with reasonable notice to the tenant.

10. Insurance: The tenant is required to maintain renter's insurance for the duration of the lease term.

11. Quiet Enjoyment: The tenant must abide by the city noise ordinance. Quiet hours are 10-7am.

12. Governing Law: This lease agreement shall be governed by the laws of California and the county of San Bernardino.

13. Signatures: Both parties acknowledge that they have read and understood the terms of this lease agreement and agree to abide by them.

Utilities can be deducted from the deposit OR an extra amount of 300 can be added onto the monthly rent as a utility cap. All utlities over 300 will be charged on the deposit or paid out of pocket.

Lease term shorter than 6 months will have an additional $500 charge per month.

HOUSE RULES:
- Electricity cap is just $300
- No shoes inside the property
- No Smoking of ANY KIND ($500 Smoking fee will be charged if any signs of smoking inside the property).
- NO PARTIES, events, bachelor or bachelorette stays ($500 additional fee will be charged for any signs of parties)
- No loud noise or music past 9 PM
- Contactless Check-in time is 4PM - 2AM
- No Extra/Overnight Guests (If the number of guests doesn't match the stated guests in the reservation, we reserve the right to cancel your reservation)
- No Mail Delivered here (unless personally arranged ahead of time)
- No Moving / Rearranging of the furniture (unless otherwise specified)
- No uplugging of the electronics like TVs, cable boxes, lamps, Roku, etc
- Pet damage - case per case + $250 additional charge
- Quiet hours from 9 PM to 7 AM
- The host is not responsible for any items left after the end of the reservation by the guest. Any items left by the guest will be removed from the property. The guest may contact the host in case they do find certain items but it is not guaranteed to be returned.

PLEASE NOTE: For the guests who will book or will stay for 30 nights or more, the monthly bill cap is $350
