For cooking and convenience, the basement includes a full-size refrigerator, microwave, air fryer, electric range tabletop & Outside, you'll also have access to a patio, fenced backyard, grill, and Blackstone-style griddle.

A hot and cold water sink can be added upon request, with terms negotiated as part of the rent.

This is much more than a typical room rental approximately 850 sq. ft. of comfortable lower-level living space with your utilities included in one monthly payment.

Lower-Level Rental Lease Terms
Premises: Private lower-level living space at 115 Wabash Spur Dr., O'Fallon, MO 63366.
The rental includes a private bedroom, living area, full bathroom, private side entrance, lower-level patio, and access to the gated/fenced backyard.

Lease Options

6-Month Lease: $1,200/month
12-Month Lease: $1,000/month

Rent is due monthly on the date specified in the final lease agreement.

Optional Furnished Package $100/Month
Tenant may choose to rent the space fully furnished for an additional $100 per month. Furnishings include:

12-Month Furnished Lease Bonus: Upon successful completion of the full 12-month lease, provided all rent and other amounts owed have been paid and the tenant has complied with the lease, ownership of the listed furnishings will transfer to the tenant at no additional charge.

For a 6-month lease, the furnishings remain the property of the landlord unless otherwise agreed to in writing.

Included Features & Amenities

The lower level includes a private side entrance, private full bathroom, bedroom, living area, refrigerator/freezer, microwave and other provided countertop cooking appliances. There is no dishwasher.

Tenant will also have access to the full lower-level patio, fenced/gated backyard, outdoor grill, and outdoor flat-top griddle.

Washer & Dryer Access
Tenant is permitted to enter the upstairs portion of the home solely for reasonable use of the designated washer and dryer/laundry area.
The remainder of the upstairs living space is private and is not included in the rental. Tenant and tenant's guests may not enter or use other upstairs areas without the homeowner's permission.

House Rules

No pets are permitted on the property unless otherwise required by applicable law.
No smoking or vaping is permitted anywhere inside the home or lower-level rental space.
Tenant is responsible for keeping the rented space reasonably clean and sanitary and for properly disposing of trash.

The private entrance should be used as the tenant's primary entrance and exit.

Tenant is responsible for the conduct of their guests and for any damage caused by the tenant or their guests beyond normal wear and tear.

Outdoor Areas

Tenant may reasonably use the lower-level patio and fenced backyard. The grill and flat-top griddle are provided for tenant use but must be operated safely and cleaned after use.

Important Lease Clarification

The rental is for the designated lower-level portion of an owner-occupied home. The tenant is not renting the entire residence and does not have unrestricted access to the upstairs portion of the house.

I'm the homeowner and run a few businesses, so I stay busy. I'm quiet at night, usually in bed by 11, enjoy working out, gaming and traveling. I have a friendly Golden Retriever, don't smoke or party, keep a clean home, and love Jesus.

You can live in a subdivision or you can find plenty of homes on 1 to 30 acres on these outskirts of town and only be 5 to 10 from large malls, mini malls and just about every well known stores or small local stores. During rush hour traffic can get a little backed up but it's only a 10 minute backup at most. "
