Description

Hi There!

Gavin and Jack are looking for a young professional or CU grad student to share an incredible 3br/2ba townhouse in a downtown Boulder building near 10th and Pearl. It's the perfect location for those who want to live close to CU and downtown Boulder - with all of its bustling, restaurants, coffee shops and bars along with quick access to hiking trails, bike paths and public transportation.

Gavin works in Boulder in aerospace, practices jui-jitsu and enjoys biking and playing soccer. Jack is a university exercise research scientist and his hobbies include hiking, biking, paddling, photography and whatever sports he can find opportunities to play.

Their two-level townhouse has living/dining/kitchen area open floor plan with massive cathedral ceilings and tons of natural light! It was remodeled a few years ago and the entire unit, including the bedrooms and bathrooms was completely redone. There is new carpet and paint throughout.

The place also has a huge outdoor deck that provides a great outdoor living space. The 6-unit property (all with separate entrances) has covered bike racks and beautiful landscaping.

Tenants at the property are college educated working professionals (ages 22-35) and graduate students with active lifestyles. It's an amazing place to meet like-minded people.

Monthly base rent for the room is $1475/month and you get your own bathroom. The one-year lease starts August 1st. Males or females welcome to inquire (the last roommate was a female).

There is a strict no pet and no smoking of anything policy.

If this posting is still up, the room is still available.

Owner, through $75/month payment from Tenant, pays water, sewer, trash, recycling, compost , laundry and outside maintenance. Gas and electric is split between 3 tenants. Off street parking is $50/month. Absolutely no pets and no smoking of anything.
This property is off market, which means it's not currently listed for sale or rent on Trulia. This may be different from what's available on other websites or public sources. This description is from July 19, 2025

"West Pearl is truly a neighborhood unto itself, with a variety of shops & cafes and easy access to trails. Start your day with some tea and scones at Spruce Confections, enjoy browsing various antique stores and Two Hand Paperie, then select a bottle of wine at West End Wine Shop. Lolita's is conveniently located across the street to pick up last minute groceries for dinner, or you can enjoy a slice at Nick and Willy's and have some confectionary treats at Piece, Love & Chocolate. Settlers' Park is just down the street, as well as the trail heads to Red Rocks & Sanitas, and the Boulder Bike Path. When you live here, everything that makes Boulder so wonderful is only steps away!"
