A newly remodeled duplex turned solar-powered homestead located in a walkable, bike-able, family friendly Springfield neighborhood with fiber internet.

I've lived in this property remodeling it for 6 years and establishing a low maintenance, perennial garden. Not only that, it's a collection of rare edibles from across the world you'll never see at a grocery story.

Fruits, vegetables, caffeine, citrus, and spices. This garden has it all! Did I mention a low-maintenance chicken setup?

I am moving to a house just a block away, and offering to teach all there is to know about urban homesteading, food preservation, as well as offering nutrition and fitness coaching to the tenants.

Rent is $1800, same for the security deposit. Although some terms may be flexible for the right tenant.

About the Property

Most of the remodeling is finished, although more finishing touches will be done in the next couple years such as a kitchen remodel, indoor window frames, and a variety of smaller finishing touches.

The garden is very low maintenance but not zero maintenance. The woof chip yard doesn't need to be mowed, but the raised beds need to be watered about 2-3 times a week from June - September. The weeds are easily managed by pulling a handful a day and feeding them to the chickens.

If anything, you'll be spending most of your garden time harvesting fruit, vegetables, tea, herbs, and flowers.

The property also has 2 newly constructed pergolas that support grapes vines, giving you shade in the summer. They're covered with polycarbonate panels so you can enjoy the seating area rain or shine. There are also string lights setup on a timer for any night owls.

Extra Perks

I am offering to teach the tenants all I know about urban homesteading, explain the unique low maintenance design of the property and offering hands on experience with raising chickens, growing fruit, vegetables, herbs, and flowers! This may also extend to food preservation (canning, dehydrating, and fermenting).

I am offering fitness and nutrition coaching for tenants as well, which could include a continuously updated workout plan, regular check-ins, and occasional in person training sessions. I myself am very passionate about drug-free fitness, spending much of my free time keeping up to date with the science and practical applications of building muscle and losing fat.

Property is solar powered with energy being directly credited to the respective SUB bills at the same rate SUB charges for electricity. The credits of fluctuate depending on the season and weather, but overall average to roughly $35/month off the utility bill. Units have ductless heat pumps as well as optional ceiling heat.

Current tenants are friendly brother and sister who mostly keep to themselves, but may be open to splitting internet and trash.

About Pets

The yard's primary purpose is for homesteading and as a recreational space for humans and native wildlife. This property is most compatible with indoor pets like reptiles, bunnies, or cats.

Cats love to hunt wild birds, will use the yard's wood chips and garden beds as a litter box, and try their hand at breaking into the chicken enclosure. For food safety, ecological, and practical reasons ABSOLUTELY NO OUTDOOR CATS are allowed on the property.

Pets may be subject to pet rent and a deposit depending on the animal.

About the Location

In the Pacific Park neighborhood there are many families who like to celebrate Halloween, the 4th of July, and are always looking out for each other. This property is just across the street from Pacific Park.

Located in central Springfield, a 5 minute walk from Q St shopping outlet with a Safeway grocery store, Starbucks, Walgreens, Chicken Bonz, a vet and UPS store. Little Cesars and St Vinnies thrift store just across Q street. And a bit further from the Shoppes at Gateway. Very convenient location for bike and bus access.

There is a close bike path going east to west all the way to 35th street, passing Page Elementary, Briggs Middle School, and Arrow Park. This is complimented by Rosa Parks Path that goes south, passing Hamlin Middle School and connects to downtown Springfield.

Rent is $1800, same for the security deposit. Although some terms may be flexible for the right tenant. Solar panels save ~$35/month off utilities. Tenants may be open to sharing internet and trash.

Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "
