Subletting is not permissible.

The HOA does require a background check.

The property is limited to a maximum of 8 people.

The owner will cover the HOA fees, lawn care, and pool maintenance. The tenants are responsible for their own Internet/cable services, water and trash utilities, and electricity.

SMOKING, VAPING, AND THE USE OF ILLICIT DRUGS ARE STRICTLY PROHIBITED; ANY VIOLATION WILL RESULT IN A $1,000.00 FINE. By signing this lease, you are agreeing to these terms.

Regardless of the rental term, a one-time post-lease cleaning fee of $500 will be applied to the final month's payment.

A dog may be allowed with prior approval, subject to the HOA's regulations on permitted breeds. Your veterinarian must supply proof of vaccinations and the dog's overall good health. If the dog is a swimmer and you plan to allow them in the pool, a $100.00/month fee will be added to the rent due to increased pool maintenance costs extra vacuuming and filter cleaning. If any animal is found on the property without prior approval, a $1,000.00 fine will be imposed. Your signature on this lease indicates that you understand these terms and agree to them.

For maintenance concerns, tenants should contact the landlord, who resides seven minutes from the property. General everyday maintenance is the responsibility of the tenant.

Should landlord access be required, tenants will receive at least 24 hours notice.

Tenants must maintain the property's security by ensuring all doors and windows are locked, blinds and shutters are closed, and the air conditioning is set to at least 75 degrees when the property is unoccupied.

Optional cleaning service, including linen laundering, is available during the tenancy at $200 per visit; this service does not replace the mandatory post-stay cleaning fee.
