Pretty little cabin in good condition in the upscale Big Pine Canyon Neighborhood in Sundance. Cabin is next to the river that runs directly to the resort and if a person wanted to it is just a short walking distance to Sundance. Surrounded by attractive small and middle sized cabins in the area that rent on a nightly basis for over $10,000 a month when this cabin rents on a monthly basis for $1950 a month. The atmosphere next to the river is very soothing where turkeys run wild and you can dip your feet in the river feet away from the cabin. Has a shed to put stuff in. Can sleep a maximum of 2. The cabin contains everything you need to live in and would be know for Location, Location, Location and finally just Location.

PS number 1. Big Pine Canyon at Sundance is by far is the best location in Utah County.

PS number 2. Cabin is appealing in that it rents strictly month to month, instead of daily at Sundance.

PS number 3. Must have a 4 wheel drive vehicle when the beauty of snow falls in Sundance.

PS number 4: Small quiet dogs and cats sign up fees are $600.

Large dog sign up fees are $1,000.

For some odd reason, I can't list the address on the internet, it is located at 3162 East Bug Pine Canyon Road. Sundance, Utah if you want to drive up there sometime.

Also the cabin comes with:
- Fire place wood(Worth about $200).
- New carpet installed in the whole cabin.
- Landlord pays Big Pine Canyon Association about $125 a month for snow removal and Tenant doesn't have to pay for snow removal no matter how much it costs.
- Two new bridges over the river.

Special Note. Rent is $1800 a month and NFSSD payment is $150 a month. So instead of paying rent $1800 a month and paying NFSSD(Water, Sewer, Emergency and garbage) $150 a month. The new Tenants pay a complete rent of $1950 a month and then I pay NFSSD $150 a month.

1 year contract for $1800 a month and a security deposit for the same amount.

Owner/Landlord pays for snow removal and HOA fees, which is about $150 a month,

Small quiet dog or cat sign up is $600.

Large dog sign up fees are $900 or more.

No smoking allowed.

    "Most people use cars, taking the bus is too inconvenient and pricey. A few travel by bike. The roads are really big which is nice, and allow easy street parking. Most people have garages though, so the streets are pretty clear. Because they are so big though, speeding is super common. The area is pretty all year long. "
