Term of Lease: The lease term is a minimum of one year, starting from the commencement date specified in this agreement.
Renewal Notice: If the Tenant does not wish to renew the lease for an additional year, the Tenant must provide the Landlord with a written notice of at least 30 days prior to the lease expiration date.
Renters Insurance: The Tenant is required to maintain an active renters insurance policy throughout the entire lease term. Proof of this insurance must be provided to the Landlord upon request and upon lease renewal.
Subletting: No subletting is allowed. The Tenant agrees not to sublet or assign any portion of the premises without the prior written consent of the Landlord.
Pet Policy: Dogs are permitted on the property, with a maximum of two dogs. A pet fee will be required. The Tenant is responsible for adhering to any pet-related rules and regulations as outlined in a separate pet agreement.
Utilities: The Renter will be responsible for all utility fees, including but not limited to, light, water, and gas.
Maintenance: The Owner will be responsible for pool service and landscaping maintenance. The Tenant is not responsible for these services.

    "I lived in Maryvale when I was a child until I was 10 years old. Do you know what makes this neighborhood new unique is that there is a plethora of ethnicity. There is a multitude of restaurants to choose from and there is always small little shops that you have never been to before the visit. There are plenty of convenience stores, easy access to the interstate in gas stations. There is a large mall not far away."
