First month's rent + security deposit (via cashier's check), proof that utilities have been transferred into new tenant's name, proof of renter's insurance listing landlord as additional insured.
Initial lease term: 12 months
Pets: One or two small dogs or cats (35 lbs. or less, pending insurance requirement approval) will incur a non-refundable pet fee of $200 per animal, due at move-in. No large dogs.
No smoking of any kind. Tenants responsible for lawn maintenance and snow removal. For an additional $100/mo, during warmer months, landlord will arrange weekly lawn maintenance.
