Looking for housemates for a 4 bedroom/3.5 bath rowhouse (829 Florida Ave NE).

Three rooms are available:
$1125 | Shared bath | Available October 1
$1175 | Shared bath | Available late-November
$1275 | En-suite bath | Available September 15.

Fourth room that is occupied is part of lower-level suite. Utilities usually run roughly $120-140 per person per month.

Current housemate is a late 20s young professional man, but open to all ages, genders, races, etc.

It's a fantastic location near H St, Union Market, and NoMA Metro. There are some details below. Let me know if you're interested.

Space: You'll walk in to an open floorplan main level that includes a half-bath and renovated kitchen with expansive counters.

Parking: There's a two-car driveway, and street parking in the neighborhood is easy as well.

Laundry: There is a stackable washer/dryer upstairs.

Deck: The deck off the main level is a great place to barbecue, read a book, or just sit out and have a drink with friends.

Pets: Small pets ( 20 lbs) will be considered on a case-by-case basis with an additional pet fee.

Lease: Lease is for one year, although there is some flexibility should a shorter lease-term be needed. The security deposit is equal to one month's rent. Tenants responsible for all utilities.

Applications will be screened based on applicants' rental history, references, credit report and score, criminal/civil judgments (according to standards outlined in DC law), ability to pay rent and utilities, duration of residence, intractability, and compatibility around living habits and expectations (e.g., schedule, cleanliness, guests), which will be discussed in a conversation with the current housemate as part of the process. Applications with evictions within the past three years (except evictions exempted by DC law) or who smoke will be automatically rejected as tenants. Applicants whose screening uncovers negative information in rental history, references, credit report/score, criminal/civil judgments, ability to pay, duration of residence, or evidence of intractability may be denied. If denial is based on information contained in your credit report and/or score, you may request a free copy of your report by contacting TransUnion Consumer Relations at 2 Baldwin Place P. O. Box 1000 Chester, PA 19016. No applicant will be discriminated against on the basis of race, color, sex (including pregnancy), national origin, religion, age, marital status, personal appearance, sexual orientation, gender identity or expression, familial status, family responsibilities, matriculation, political affiliation, disability, source of income (including housing vouchers), genetic information, status as a victim of an intra-family offense, or place of residence or business.

Application fee of $50 is non-refundable once screening has begun, mandatory, and covers credit/background check and time spent processing application.

Applications will be approved or denied within 14 days unless otherwise communicated during application process.

Applicants have the right to dispute any information relied upon by the landlord that is inaccurately or incorrectly attributed to the applicant or is based upon the landlord's use of prohibited criteria, and the right to receive a response from the landlord about any information that the applicant disputes. Applicants have the right to a refund for any unused application fee. Applicants have the right to file a complaint with the Office of Human Rights or pursue civil action in court if the applicant believes the landlord has violated rental application laws.

This is the only rental unit available or likely to become available within the coming year.
