Hello - we are local folks with a clean and sweet duplex coming up for rent.

791 Walnut Ave, off Park Ave in the River Road area.
HOME IS OCCUPIED. DO NOT TRESPASS. THANK YOU.
This is a corner duplex where each side opens to a different street for privacy.
Shown by appointment only. Please do not disturb the current tenants.

Seeking quiet tenant with great references.

Because we have gotten a variety of spam and scams in the past we ask interested folks to respond with their full name and to tell us something about yourself so that we know you are a real person and not malware. Please include any information about yourself that you think will be helpful. Thank you. We apologize if we do not respond right away as we sometimes get too many folks interested to get back to immediately.

We offer rental applications to potential renters AFTER showing the home.
We DO NOT take deposits until a rental application has been approved.
There is NO application fee and we do NOT use the Zillow application function.

791 Walnut Ave is a bright and welcoming one-bedroom home.

 1 bedroom, 1 bath
 Approximately 775 sq ft.
 GAS cooking range and water heater.
 Douglas Fir solid WOOD floors in kitchen and living room.
 Full Bathroom: tile floor, tub with shower.
 FENCED front yard with deck.
 Fenced small back yard.
 Side lawn/gardening area.
 Small locking STORAGE shed (approx. 8'x10').
 UTILITY room with washer/dryer hook-ups.
Off street parking for two cars. NO GARAGE.
 On bus route and near bike path.
 Near Willamette River trails.
 Near Emerald Park.

NO TOBACCO USE inside house or by open doors/windows outside.
No growing or processing of cannabis products.
No subletting and No Airbnb.

$1300 per month. Tenant responsible for utilities and garbage service.
Must be able to pass employment, renter, and criminal background check.
Tenant to provide proof of renter's insurance.

Move in costs: $3250. Installment payment schedule possible.
(First month, last month and fully refundable half month security deposit).
If tenancy begins in middle of the month we will prorate the first month's rent.
There will also be a fully refundable pet deposit if there is a pet.

No pets without prior written approval.
No barking or loud dogs due to duplex neighbors.
This is a small home without space for an energetic dog, so we tend to discourage a dog. However we are willing to consider an older or very calm dog at least 1.5 years old.

Please bring your dog with you when you come to see the house.

    "There’s a lot of homeless but not much crime. It’s affordable and safe. The parks are nice, and it’s got decent schools. I would definitely buy a house in this area at some point. There’s some trashy elements in the apartment complexes but it’s pretty full of community feeling and people look out for one another here too. "
