* We take pride in our rental homes and seek tenants who will share that pride and care during their tenure. This is a No-Smoking/No-Vaping property. We do not rent to undergraduate students nor more than two unrelated entities.

* A home tour can be scheduled upon approval of the rental application(s). Applicants must submit The Jones Company application along with copies of valid driver's licenses. As a courtesy, we also accept Zillow applications. If a Zillow application is approved, there is no additional fee to process The Jones Company application. For approved applicants, video tours of the home are available upon request. Please note, a minimum credit score of 650 and a net income-to-rent ratio of 3:1 are required. (Note: In-person showing appointments may be delayed for occupied homes.)

* Columbia School district boundaries are subject to change, please contact the Columbia School Board for current information.

* Mature well-trained pets (limit of 2) are negotiable but MUST be approved in advance and, if accepted, will be welcome with a non-refundable $350 pet fee per pet that is due at the time the Lease and Pet Addendum are signed, and additional rent of $25 per pet per month is due with monthly rent payments by the 1st of each month. Prefer mature pets that have lived with the applicant for 2+ years. No aggressive dog breeds or dogs larger than 50 pounds will be allowed. No replacement pets are permitted.

* Lease term is 1+ year. Owners prefer a lease until May of 2027. A blank copy of the lease documents which detail terms and rules will be shared with qualified applicants upon request.

* In summary, security deposit and pet fee (if pet approved) are due when lease documents are signed. First month's rent is prorated as appropriate and due at time of lease commencement; thereafter, monthly rent is due in advance on the first day of the month, payable via Zelle. Renter is responsible for all utilities, maintaining lawn-mowing/trimming, removing any weeds from landscape beds, removing any snow/ice accumulation, and complying with lease rules and HOA covenants.
