Applications are reviewed in the order they are received. The first applicant who meets all criteria below will be offered the tenancy.

Income: Gross monthly income at least 3x the total monthly housing cost ($6,000/month, based on $1,900 rent + $100 utility fee).

Credit: Minimum credit score of 650. Scores between 620-649 may be considered with additional documentation of income stability or a qualified co-signer.

Rental history: Positive references from prior landlords for the past 2 years; no evictions in the past 7 years.

Pets: Small to medium pets under 40 lbs considered, breed/type and temperament reviewed on a case-by-case basis. Monthly pet rent of $35 applies. No separate pet deposit is charged standard security deposit covers the full unit. (Service and support animals are not subject to pet rent or weight limits under CA/federal fair housing law.)

Application fee: $45, covering actual screening costs. Only collected while your application is actively being processed. Unused portions refunded.

Co-signers: Considered for applicants who don't independently meet the income requirement. Co-signer must meet the same income (3x total housing cost) and credit (650+) standards as a primary applicant, and will be held jointly liable for the lease.

Owner pays for water, sewer, trash. Tenant is responsible for all other utilities, e.g. electricity, internet, cable, etc.

Pro Tips: if your dog is not comfortable around children or other dogs,keep them on leash. The signs really say no dogs but it's not enforced and everyone clearly likes it that way."
