This delightful Llano floor plan boasts a spacious 1397 square feet with an open concept that is perfect for interacting with guests while creating a seamless flow between the living spaces. The bedrooms are carpeted for a cozy feel, while the main living areas feature hard flooring for easy maintenance. New carpet was installed in the primary bedroom in October 2025. The kitchen is a chef's dream with stainless steel kitchen appliances and an electric range/oven. The home includes two bedrooms and two bathrooms, each thoughtfully designed for comfort and convenience. The Primary suite is a wonderful space to relax and unwind after a day of Sun City activities. The Primary bath has a dual vanity and a walk-in shower. The primary closet offers built-in cabinets, shelving and hanging rods. The second bedroom is equipped with a Murphy bed, built-in cabinets, and a built-in desk. The utility room is complete with a storage closet, sink, washing machine and clothes dryer. Relax and unwind under the covered back or enjoy some fun in the sun on the extended, uncovered back patio area overlooking the greenspace. The home is conveniently located near the community garden, dog park, and softball fields.

The minimum lease term required is 12 months. Smoking is not permitted at this property. The Owner pays the yearly HOA dues and provides the basic lawn maintenance (mowing, edging and blowing). Anything more than the basic lawn maintenance will be up to the Owner. Tenants are responsible for the watering of the landscaping per the City of Georgetown water restrictions, the rent, pest control, utilities at the property and renter's insurance. The refrigerator, washing machine and clothes dryer are the personal property of the Owner. Repair or replacement of these appliances will be up to the Owner and is not guaranteed. Tenants must be 55 years of age or older to lease this property.

Owner will consider a small dog or a cat at this property. Owner approval of pet is required prior to applying to lease this property. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation). There is a $400.00 non-refundable pet deposit (per pet) and a monthly $25 pet rent fee (per pet) in addition to the base rental amount.

The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable. Renters insurance is required and must be submitted to The Stacy Group, LLC. prior to the start of the lease term if approved.
