Applications are $30 and background checks are $35 required for each adult . Security Deposits, Pet deposits (if applicable), First Month's Rent, and Last Month's Rent are collected for each rental. Security Deposit (one month's rent) and Pet Deposit ($300 unless decided differently by the owner) is due upon signing the lease, First Month's Rent is due before move in, and Last Month's rent is collected two months after move in. Pinon Real Estate Residential Rentals uses a tenant portal to collect payments. EFT and CC payments are subject to a processing fee decided upon by the portal company. Checks are accepted to eliminate processing fees but cash is not. A 5% late fee will be applied after the 7th of each month and a NSF or payment reversals will be subject to a processing fee of $35.
