Renter will be responsible for all electricity/gas bills and water/sewer bills. Renter to take the garbage out weekly and to make sure the front and the backyard lawn are well maintained.
Owner will be responsible for the HOA normal fees for amenity access but HOA code violations will be reviewed case by case to determine if renter or owner will handle pending who was responsible..
Current rental duration is a minimum of 12 months an a maximum of 12 months. Anything longer will be reviewed case by case.

    "I have resided in San Antonio ZIP Code 78210 for two years and I can’t say unequivocally that the neighborhood is improving. I feel very safe in my neighborhood. The neighborhood is lacking grocery stores, restaurants, bars, or any kind of social evening nightlife really. The streets are relatively well kept in the sidewalks are as well. I feel very safe, but it’s nott necessarily a neighborhood where I would go out walking after 9 PM. Neighbors are friendly if you are proactive in speaking with them. It is about the least outgoing, bunch of neighbors I’ve ever had in terms of reaching out."
