En inglésOur home is a 4 BR, 2 BA home that has a minor remodeling nearly completed. Here's a description of the home and the updates.
Three of the four bedrooms have window air conditioners and the fourth has a large ceiling fan. The bedrooms have tile flooring, three have mirrored closet doors and one has a while closet door (all are sliding type doors).
The first bathroom is the hall bathroom. It has a modern shower with a Speakman multifunction shower head, nice stone look porcelain tile and a sliding glass door. The vanity has a storage area below, a new high arch faucet, push type drain with a nice soft Nickel spot resistant finish. A modern LED light was just installed over the vanity - you can change the color temperature of the light to suit your taste. We also just installed a set of upscale bathroom hardware; a round towel bar for next to the sink, a toilet paper holder and a towel bar.
The back bathroom has a tub/shower combination, also with a Speakman multifunction shower head. We recently installed a beautiful Kohler high end frameless glass shower door with spot resistant glass. The vanity has a storage area below and a new high arch faucet, push type drain with a nice soft Nickel spot resistant finish - matches the style in the other bathroom. A high end three light fixture is above the vanity. The flooring and walls are tiled.
The entry to the house is lit with a new shaded light fixture. I installed a new glass wall sconce on the left side of the entry. The flooring is a nice tile that covers the bathroom floor, hallways and living room. The entry makes a Tee, where a translucent light fixture is ahead and to the right is a large coat closet and built in shelving. To the left is the hallway to three bedrooms and the back bathroom.
The living room is spacious and has a nice Sage Green accent wall, which coordinates with the tile floor. A back door is at the far end of the living room and just to the left if a high end luxury seeded glass wall light. The living room has a window evaporative cooler unit.
The kitchen is a long galley type with wood cabinets on each side, a refrigerator, gas range, new modern stainless steel built in microwave oven, a garbage disposal and dishwasher. A new solid surface countertop was recently installed with a beautiful Kohler asymmetrical deep double bowl sink. We also installed a high end Moen hands free high arching faucet. A night light sits at the far end of the kitchen near the refrigerator. A bright LED light provides plenty of ambient lighting, even at night. In the breakfast nook area, a modern ceiling fan/light is overhead, with a remote control for fan speed/direction, light color and brightness - it even has a setting for a night light. There's plenty of cabinet space in the kitchen! In addition, a walk in pantry holds all your kitchen staples!
The fourth bedroom is between the entry and the kitchen. We installed a large ceiling fan with light. A remote control is provided - the fan speed/direction, light color and brightness are controlled by the remote. Flooring is a deep brown tile.
The back yard is large and has great potential! Outside of the living room door, a modern light fixture provides plenty of light for the patio. In addition, you have a nice covered area, access to the garage, access to the side gate, and spot lights for the side and back yard. A walkway to the black iron gate to the left of the house is accessible from the back yard.
The garage is a large two car set up with a new belt drive electric garage door opener. The front facing part of the garage has windows. The rear facing part of the garage has a door to the patio.
The front of the house has a large driveway. There's a sidewalk in front of the house, garden beds in front of the house and garage, a walkway in front of the garage garden bed, sprinklers on a timer and an area between the sidewalk and the street. We have lights on motion sensors for the front yard.
Most of the interior has been repainted a nice soft white color. The hall bathroom is a nice soft tan/orange color. The accent wall in the living room was just painted sage green.
We plan to be done with the remodel in 1-2 weeks. We are taking applications now and we anticipate a strong interest in our home. If you would like to be considered, please fill out the application with Zillow and they will forward it to us.
We have a minimum lease term of 1 year. In the past, we have offered longer terms, based on individual applicant qualifications. A pet deposit can be included in the lease. We have a limit on the number of people living in the house. A four bedroom house can have a maximum of 9 tenants. We are not allowed to break this provision.
We do not allow smoking inside the house.
The garage is a two car set up. In the driveway, there's room for another 6 cars. There's also parking in front of the house. The City of Lancaster does not allow parking on the lawn.
Pets are allowed. We do limit the number of pets and also the type of pets. Our insurance policy and the City of Lancaster both have restriction on certain breeds of dogs, therefore they must be followed.
We ask that the tenant inform us of any issues with the house as quickly as possible. At times, we'll have a home warranty, which the tenant can use in place of calling us. The tenant agrees to pay the house call fee from the warranty company. We ask that the tenant keep the house clean and free of clutter and debris. We do not maintain the window air conditioner units. They cannot be removed without written approval by us. In the event that they stop working, we will remove the unit. If the tenant would like to provide a replacement of the same size, we will install it for them.
We do not allow the tenant to sublease any part of the house or property.
The City of Lancaster is currently adding the cost of trash service to the property owner. Since the trash service is used by the tenant, we have included the cost to the monthly lease payment.
We anticipate a large number of applications. Due to the recent turn out from the last property, we will be forced to follow our set of rules for acceptance.
We will be as fair as we can with our choice. Sometimes there is a intangible factor that helps us choose the tenant.
The process will be as follows: We will gather applications and rate them based on pre-determined parameter. We will be contacting those who are the highest rated and invite them to view the home. We will then make a final decision and rank the potential renters. As we go down the list, we hope that we will find someone who is ready to move forward. If not, we will create a new list - this may contain new applicants.
We will only show the house to people on the list. We value your time and we don't want to have anyone take time out of their day if there are too many people ahead of them.
One final item. Please fill out the application from Zillow and have them do a credit check. The information can be shared with us.
