En inglésWe are the owners of this wonderful home in Wallingford where we raised our daughter. We still live in the area, but rent out both parts of the duplex; this is the upper unit. There is great soundproofing between this and the main floor unit. We are looking for tenants who will treat it like their home. You will work directly with us no property management company to deal with!
It is a bright 1 BR duplex apartment in a great, older Wallingford home, with a fabulous, large, open modern kitchen with a fold-out pantry, dishwasher, large bathroom, your own W/D in the basement (no quarters!), with lots of extra storage space. Open, 2-story floor plan. Large deck with lots of room and sun for container gardening.
The house is on a corner lot with a very small front and side yard (no backyard), with a huge fig tree with more figs than you can eat! Easy access to UW, I-5, Burke Gilman, Dick's, grocery and restaurants, and just mile walk to the Link light rail station. Easy street parking.
This was our home we lived in for many years and love it dearly!
NEXT STEP: Email us to schedule a virtual tour Weds. 7/16 5-7PM or Fri 7/18 7:30-9:30 AM. Please send 2-3 time slots that work for you (they will be every 15 minutes), and we will email you back with a Zoom link and your date/time.
AFTER the virtual tour if you are still interested our procedure will be:
1. In-person viewing Tuesday July 21: 6:00-9:00 PM (by appointment, and only after virtual tour).
2. Submit application (each applicant)
3. Run credit check (each applicant)
4. Tenancy offered to first applicant that meets criteria
5. Sign Deposit to Secure Occupancy
6. Sign Lease
You must come to the 7/21/25 Open House at your scheduled time to receive an application, and we cannot schedule times outside of the Open House. We will contact the first applicant who meets our criteria to process a credit and background check (there is a $40 fee per person for credit/background check).
Rent: $2195 + utilities. 1-year lease starts September 1, 2025. No smokers, please. Pet upon approval with an additional pet security deposit. First month's & last month's rent and 1 month security deposit.

Screening criteria for each applicant:
* Employment history: most recent pay stub and reference (or last 3 months bank statements and last 2 years taxes) and reference to verify employment. For new jobs you must also provide your offer letter.
* 3:1 income:rent ratio
* 40% debt:income ratio
* Favorable credit history free of negative credit issues which may indicate the applicant has a pattern of failure to timely pay financial obligations.
* Favorable references from minimum of last 24 months housing providers (demonstrate a pattern of meeting rental/mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors).
* We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.

* Pets only allowed with a favorable reference, up-to-date on immunizations, and an additional $549 pet security deposit
* Lease Term: 1 year
* Co-Signers Accepted: income/credit only (guarantors must provide proof of earning 5 times the monthly rent)
* Renter's insurance required
* Security deposit: $2195
* Last month's rent required
* Valid driver's license or passport must be submitted with complete application
