- Parking can be arranged by the tenant with the adjacent parking lot behind the unit (and EV/Tesla charging can be routed from the unit)

The place is unfurnished, except for the built-ins as noted.

The kitchen is on the first floor with an island range and counter seating. Custom-designed built-in seating and cabinets offer lots of storage.

The second floor can serve as a living room or home office, but can be used as a second or guest bedroom. There is a built-in, full-size murphy bed frame (BYO mattress) that folds down when needed. This floor has a "wet bath" with a sink, toilet and shower. Also on this floor is a laundry closet with a washer and dryer.

The third floor has a bedroom with built-in closets, bathroom with skylight views of the tree-tops, and access to a rooftop deck.

The unit has its own 300 sq ft roof deck with views of the neighborhood, mountains to the east and, on a clear winter day, Mt. Rainer to the south.

We live just a few blocks away and manage this home directly as individual owners. We take great pride in keeping the property well cared for and love being responsive, attentive neighbors for our residents whenever a maintenance request or question comes up.

Available August 16th for a 1 year lease.
Pet policy: 1 small dog allowed ($50/month Pet Rent)
No smoking/vaping.
Renter is responsible for all utilities.
Designated, outdoor parking with EV/Tesla charging can be arranged by the tenant with the adjacent parking lot (Approx. $200/month - Inquire with Langston Manor to confirm).

Application Fee: $35 (Paid directly to Zillow; no landlord fee)

Applications processed via Zillow in strict chronological order per Seattle's First-in-Time Ordinance (SMC 14.08.050).

1. Minimum Requirements

* Viewing: Applicant (or proxy) must view the property layout in person or via live virtual tour (FaceTime/Zoom) before an application is considered complete.
* Lease Start Date: The required lease commencement date is August 16th. Applicants must be willing and able to begin the lease and assume financial responsibility for the property starting on this date.
* Income: Gross household income must be 3x the monthly rent, verifiable via Zillow, paystubs, or tax returns. (Applies only to tenant's portion if receiving a housing subsidy; all legal alternative income sources accepted).
* Credit: Minimum score of 650 (Experian via Zillow). Focuses on on-time payments; active rental collections, utility collections, or open bankruptcies are grounds for denial.
* Rental History: Minimum 2 years of favorable, verifiable history from an unrelated landlord. If a previous landlord fails to respond within 48 hours, or if an unrelated reference is unavailable, applicants must provide alternative proof of consistent housing payments (e.g., 12 months of bank statements/ledgers) within the 72-hour correction window.

2. Process & Timelines

* Queue: Your place in line is locked only when a complete Zillow application package is received from all adult occupants, including photo IDs, proof of income, and property viewing.
* 72-Hour Rule: If an application is missing documents or verifiable references, the applicant has 72 hours from notification to submit them and retain their place in line.
* 48-Hour Signing: The first qualified applicant has 48 hours from the time an offer is extended to sign the lease and pay deposits before the offer is revoked and given to the next chronological applicant.
* Accommodations: Applicants may request additional time for disability or translation needs.

3. Legal Disclosures

* Criminal History Notice: Per Seattle SMC 14.09, landlords are prohibited from requiring disclosure, inquiring about, or denying an applicant based on arrest or conviction records, except for sex offender registry information under specific legal exceptions. Registry data triggers an individualized assessment.
* Portable Screening Reports: This housing provider DOES accept comprehensive reusable tenant screening reports as defined by RCW 59.18. The Zillow Rental Manager tenant profile qualifies as a reusable report.
* Screening Agency Info: Consumer credit and background reports are processed through Zillow's partners: Experian and CIC (Contemporary Information Corp.). If denied due to report details, you have the right to a free copy from the agency and to dispute its accuracy.
