Spacious Garden level apartment with lots of light. Private entrance on the side of the main house. The main house is our home above the apartment.
Small outdoor patio with shared access to our vegetable garden. Quiet neighborhood within walking distance to dining, shopping, supermarkets, etc. Newly remodeled throughout. It would be perfect for a move-in person, currently furnished and set up for a mother-in-law's visit.
Full kitchen with convection oven, electric cooktop, full refrigerator, and sink. Complete bathroom with walk-in shower. Washer and dryer included in the unit. Living and dining room area with a desk.

The Main house pays for gas, water, electricity, and trash (recycle, compost, and trash.) House cleaning is included, every other week, cleaners have keys to the house, and lock up afterward.

No smoking is allowed inside or outside the house. Parking is off the street and there is a walkway to the apartment with steps.

The main house has 3 dogs and 3 chickens in their fenced area, there is a gate that stays closed connecting Dwelling's small patio and the Main backyard. Vegetable garden access to the Main dwelling is by the Dwelling Seating area. No pets allowed in Garden Level dwelling.

Furnished apartment, no holes on the walls can be done.

Renters to get $300k renters liability insurance plus additional for their personal property.

Viewings are offered after the application has been filled out. The rental is for 6 months or more, the renter will deposit the rent at the beginning of the month. A required security deposit in the amount of a month's rent at the time of signing the contract through direct deposit for incidentals will be collected. The contract would be signed after providing proof of Renters insurance and Personal property insurance.

The Dwelling's fenced area is the responsibility of the renter to keep clean and free of debris. In winter the renter would remove the snow in the Dwelling fenced area. The Main house will be in charge of the upkeeping of the snow removal on the walkway to the street and keep it tidy and free of debris.

So many high quality, many independently owned, restaurants within walking distance. Observatory Park with it's expansive playing fields, the Observatory, nice tennis courts, playground, benches, and massive trees that provide excellent shade in the summer. Besides Observatory Park, there are several other parks easily within walking or bike riding distance. DU is very close by as well as Porter and Swedish Medical Centers. There is a YMCA on S. Colorado Blvd that is also a "trailhead" of sorts to a great walking / bike riding path along a gulch."

    "I can't imagine what they wouldn't like. It is very dog-friendly. There are so many people walking dogs in the morning and late afternoon. A lot of shade for the dogs in the summer, and great parks. There are several trash cans along the way as well as in the parks to dispose of the waste bags."

A bit of traffic but easy enough to get around. Get to know the side roads, but PLEASE - note that most speed limits through there are 25 mph. That is because it's residential, but also in this neighborhood, there are a lot of people that walk their dogs, walk and ride bikes with their children, older people that are cautious."
