-Promptly addressing any tenant-caused damage

Landlord Responsibilities:
The landlord will take care of major property systems and repairs, including:

-Water and plumbing
-Roofing
-Heating and central air systems
-Structural elements such as stairs and windows (once notified)
-Other necessary maintenance to keep the property in good working condition
-Property Care & Changes

-To help maintain the home, any changes or improvements must be discussed with and approved by the landlord in advance.

Additional Details:
-The lease renews automatically each year unless a 30-day written notice is provided

-Subleasing or renting the space to others is not permitted

-The retail space is intended only for the tenant(s) listed on the lease; overnight or long-term stays by additional occupants are not allowed without prior approval from the landlord

-Smoking is not permitted inside; however, it is allowed outdoors

-The landlord may access the property for inspection with at least 24 hours' notice
