Lease duration: 12 months
Renter is responsible for utilities, including internet and cable. Tenant is responsible for day to ay living repairs. Ex: light bulb replacement, fire alarm battery replacement, clogged drains and toilets, etc.
Landlord will be responsible for infrastructure repairs. Ex: AC issues and filter replacements quarterly, faucet leaks, appliance failures, etc.
No smoking/vaping or similar in residence or on the property. If violated $500 cleaning fee imposed for first violation. $1500 for every subsequent violation.
Pet policy: $250 non-refundable pet deposit plus $25/month pet rent per pet. Maximum of 1 dog and 1 cat allowed.
No subletting or short term/ vacation rental permitted.
Rent is not considered "paid" until the landlord has confirmation of funding. Tenant is responsible for late fees associated with any electronic payment services delayed "funding" of rent.
If any of the first six months rent payments are late, the rent is subject to increase by $200/month for the last six months of the lease.
Tenants are responsible for any city violation fees.
Landlord is responsible for landscaping and pool maintenance.
