This home is a large 2 bedroom 1 bath house that has been completely remodeled with fresh paint, plumbing updates, refinished hardwood floors, and new high efficiency HVAC to help keep the home cool and the electricity costs as low as possible. Speical features of this home are a separate dining room, laundry room and roomy workshop just off the kitchen. A single car carport connects to the kitchen to keep you dry on rainy days and protect your car from bad weather. There is a convenient storage shed in the large back yard.
This home is within a block of the high-ranking Lamar Elementry School.

Successful tenants will meet the following criteria.
(1)criminal history - no felony convictions such as violent or sexual oriented crimes or drug manufacturing or sales;
(2)previous rental history - No evictions within past 5 years, no more than two late rent payments per year in most recent rental unit, must have left in good standing with no property damage;
(3)current income - monthly income shall be 3 times the monthly rent;
(4)credit history - credit score of at least 570 and preference given for 600 or higher;

A one-year lease is required.
Tenant is responsible for all utilities and yard maintenance.
This is a no-smoking and no-pets property.
Tenant pays all utilities.
Tenant maintains the yard.
Tenant changes AC filter every 3 months.
Tenants are required to obtain and maintain renters' insurance with the owners listed as also or additional insured.

Failure to provide accurate or complete information on the application form may result in loss of application fee or cancellation of lease based on false information.
If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded.

After the tour, if the property meets your needs, an application, background check, and credit check will be completed.

    "We have a great dog park in the middle of town. People are very friendly and have their dogs fenced. I have witnessed most dog owners have their dogs on leashes. There are various dog stations, like poop bags, downtown. The stores will put out a water bowl for the dogs. There’s a lot of things to do with your dog. They have a festival just for dogs in the spring. You can take your dog trick or treating and dress them up. I love living here with my family and three dogs. "
