1.2 Occupancy: The residence is approved to house up to six (6) adult male seniors 55 and older.
1.3 Bedrooms & Common Areas: - 2 Deluxe Bedrooms - 4 Standard Bedrooms - Shared Common Area (Living Room) - Shared Kitchen and Dining Space - Shared Bathrooms - Laundry Room (operator managed)
1.4 Prohibited Items & Modifications: - No outside furniture is permitted. - Furniture provided by the Operator must remain in its assigned room/area.
2.1 Meals -Residents will receive opcional meals, or cook their own meals.
2.2 Laundry Services -Laundry services will be provided by staff according to a scheduled rotation.
2.3 Housekeeping- General common-area cleaning is performed by staff. Residents must maintain the cleanliness of their own rooms. Staff will clean resident rooms once a week.
2.4 Monthly Resident Meetings- A mandatory monthly resident meeting and fire drill will be held. Attendance is required unless medically excused.

3.1 Department of Community Affairs (DCA) Compliance This home complies with all applicable requirements under: - N.J.A.C. 5:27 Regulations Governing Rooming and Boarding Houses - New Jersey Rooming and Boarding House Act (N.J.S.A. 55:13B)
3.2 Fire Safety Compliance All fire safety requirements will be maintained per N.J.A.C. 5:70 Uniform Fire Code: - Installation and maintenance of smoke detectors, fire extinguishers, and clear exit paths - Mandatory monthly fire drill practice.
3.3 Resident Responsibilities Residents must follow all evacuation procedures and safety instructions during inspections, drills, or emergencies.

4. HOUSE RULES & EXPECTATIONS
4.1 Respect for Others- Residents must behave respectfully toward other residents, visitors, and staff.
4.2 Cleanliness & Hygiene- Residents must maintain good personal hygiene and keep their rooms reasonably clean and organized. Residents must maintain bathrooms clean after every use.
4.3 Substance Use - Alcohol is prohibited on the premises unless explicitly approved by the Operator. - Illegal drugs are strictly banned. - Residents must not appear intoxicated or under the influence while on the premises. -No Smoking- except for designated areas outside of the home.
4.4 Medication Rules - Residents may not share, exchange, or sell medication under any circumstances. - Medication misuse will result in disciplinary review and possible removal.
4.5 Safety & Conduct- Violence, threats, harassment, destruction of property, or possession of weapons is strictly prohibited.
4.6 Mandatory Meetings- A monthly resident meeting is required for all residents. Failure to attend without valid cause violates this Agreement.
