Rental Policies & Lease Terms

Lease Duration: A standard one-year lease agreement is required.

Financial Terms
First Month's Rent: Due in full upon signing the lease agreement to secure the property.
Security Deposit: A security deposit equal to one month's rent is required prior to move-in.
Rent Payment: Rent is due on the 1st of each month, payable via online portal. Alternative methods such as ACH transfer or Zelle may be arranged with prior written landlord approval. Cash payments are not accepted under any circumstances.

Property Policies
No Smoking Policy: For the health, safety, and preservation of the home, smoking of any kind (cigarettes, e-cigarettes, vaping, cigars, etc.) is strictly prohibited inside the home and on the premises.
Pet Policy: No pets are allowed. This policy is strictly enforced.
Utilities: The tenant is responsible for the setup and payment of all utilities, including but not limited to: electricity, gas, water, sewer, trash collection, and internet/cable services.
Lawn & Exterior Maintenance: The tenant is responsible for the regular maintenance of the yard, including mowing, watering, and edging, unless otherwise specified in the lease. Adherence to any HOA landscape guidelines is required.
Maintenance: The tenant is responsible for reporting maintenance issues promptly and for basic upkeep (e.g., replacing air filters, light bulbs, and batteries in smoke detectors).
Quiet Enjoyment: The tenant agrees to respect the quiet, family-friendly nature of the neighborhood.

Future Plans: Please be advised that the owner retains the right to not renew the lease at its conclusion for personal use, including the possibility of moving back into the property. This will be communicated with appropriate notice as required by Texas law.

A credit and background check is required for all adult applicants.

The lease must be signed and all move-in funds (first month's rent and security deposit) must be cleared before keys are handed over.
