Tenant shall pay monthly rent, due on the 1st of each month. Payment shall be made via direct deposit/wire transfer. A grace period of 5 days applies, after which a late fee of $50 will be charged.

Tenant shall pay a security deposit of one months rent, due at lease signing. The deposit will be returned within 30 days of move-out, less any deductions for damages beyond normal wear and tear.

Tenant shall be responsible for the following utilities: electricity, water, gas, and internet. Landlord shall cover lawn maintenance. Tenant is responsible for minor maintenance (under $100). Landlord is responsible for major repairs. All maintenance requests must be submitted in writing.

Pets are allowed on a case by case basis with a maximum of 2 pets. A refundable pet deposit of $300 and monthly pet rent of $50 per pet applies.

Smoking is prohibited inside the Premises. Subleasing is prohibited. Guest parking is subject to community availability.
